Untermieter für teilmöblierte 1-Zimmerwohnung in F-Hain gesucht (befristet)

Hello, Hello,
da ich mich entscheiden habe für mein berufsbegleitendes Studium nun doch nach Hamburg zu ziehen, ist meine kleine, aber feine Wohnung für die nächsten 1,5 jahre frei.
Die Wohnung liegt im Herzen Friedrichshains, super zentral und gut angebunden, dennoch ruhig im Hinterhof gelegen. (im Samariterkiez, ca. 10 min zu Fuß zum Boxi).

Es handelt sich um eine 1-Zimmerwohnung im 1. Stockwerk eines Altbaus mit getrennter Küche, Flur und großem Wannenbad. Außerdem hat die Wohnung abgezogenen Dielen und weiß verputzte Wände, ist hell und lässt ausreichend Tageslicht/Sonne hinein. Ein Keller gehört leider nicht zu der Mieteinheit.
Die Wohnung wird teilmöbliert vermietet (Badregal, Schrank, Bett, komplette Küche mit Kühlschrank und Geschirrspüler, kleiner Esstisch, weiteres nach Absprache). Gesucht wird daher nur jemand, der/die bereit ist, die Wohnung möbliert zu mieten und (ganz wichtig!) ordentlich und gewissenhaft damit umgeht.

Da ich noch nicht weiß, ob ich nach dem Studium wohnungsbedingt in Hamburg bleiben kann, wird die Wohnung zunächst befristet für 1,5 jahre vermietet. Da ich aber beabsichtige die Wohnung langfristig abzugeben, kann es durchaus sein, dass die Wohnung im Anschluss übernommen werden kann.
Es wird ein offizieller,. von der Verwaltung genehmigter Umtermietvertrag geschlossen.
Die Miete beläuft sich inkl. aller nebenkosten (Nebenkosten, Strom, Internet, Rundfunkbeitrag) auf ca. 920€. Da die Hausverwaltung im Zuge der Untervermiteung die Miete erhöhen wird und der betrag noch nicht absehbar ist, kann die Gesamtmiete um ca. 10-20€ variieren.

As I have decided to move to Hamburg for my part-time studies, my small but charming apartment will be available for the next 1.5 years.

The apartment is located in the heart of Friedrichshain, super central and well-connected, yet quietly situated in the backyard. (in the Samariterkiez, about 10 minutes walk to Boxi).

It is a 1-room apartment on the 1st floor of an old building, with a separate kitchen, hallway, and a large bath with a tub. Additionally, the apartment features stripped wooden floors and white plastered walls; it is bright and allows plenty of daylight/sunshine in. Unfortunately, a cellar is not included in the rental unit.
The apartment will be rented partially furnished (bathroom shelf, wardrobe, bed, complete kitchen with refrigerator and dishwasher, small dining table, other furnishings upon agreement). Therefore, I am looking for someone who is willing to rent the apartment furnished and (very importantly!) will handle it responsibly and carefully.

As I am not sure if I will be able to stay in Hamburg after my studies due to housing reasons, the apartment will initially be rented out for 1.5 years. However, since I intend to give up the apartment in the long term, it is quite possible that the apartment can be taken over afterwards.
An official sublease contract approved by the administration will be concluded.
The rent amounts to approx. 920€ including all additional costs (utilities, electricity, internet, broadcasting fee). Since the property management will increase the rent in the course of the sublease and the amount is not yet foreseeable, the total rent may vary by about 10-20€.
