Ein-Zimmer Wohnung+Voll möbliert+Toplage

Wohnung:

+ Am 21. Januar werde ich Erlangen für 3 Monate verlassen und möchte daher meine Wohnung für die Zeitraum 21.01.2023 - 30.04.2023 untervermieten. Das Einzugsdatum ist etwas flexibel zwischen 21. Januar bis 1.Februar. Eine Verlängerung des Mietvertrages ist ebenfalls möglich, aber "nicht garantiert".

+ Die Wohnung besteht aus 1 Zimmer und einer eingerichteten Küche, sowie einem Bad und einem Balkon. Die Wohnung ist also besonders für eine Person oder Paare geeignet.

+ im Falle der Verlängerung auf einen unbefristeten Mietvertrag wird erwartet, dass Sie die folgenden Möbel [1] für einen Betrag von 1200 Euro übernehmen:
+ [1] Kleiderschrank, Sofa, Schreibtisch, Esstisch, Bürostuhl, Einbauküche, Kühlschrank, Geschirrspüler, Backofen, Mikrowelle, Abstellregal, Waschmaschine, Bett, Bettschubladen/ Aufbewahrungs-Set, Matratze, Teppich

Lage:

+ Die Wohnung befindet sich im Innenstadtbereich, in der Nähe von Arcaden, die in 5 Minuten zu Fuß zu erreichen ist. Eine Bushaltestelle ist 5 Minuten entfernt und bis zum Hauptbahnhof sind es ca. 10-12 Minuten zu Fuß. Rewe, Apotheke, McFIT und INJOY Fitnessstudios sind nur ein paar Minuten entfernt und die Hauptbibliothek ist in 10-15 Minuten zu Fuß erreichbar.

Sonstiges:

+ Die Warmmiete beträgt 750 Euro und deckt tatsächlich alle Kosten wie Wasser, Strom, Heizung, Internet, TV/Radio (Rundfunk). Die Kaution beträgt 1200 Euro, die am Ende des Vertrages rückzahlbar ist. Ein Fahrradkeller, sowie ein separater Keller im Untergeschoss, und auch ein kleiner Abstellraum in der Wohnung selbst sind vorhanden.

+ Ziemlich große Parkhaus findet man gleich in der Spinnereistr. (vor der Gebäude) für 45-50 Euro monatlich.

Location:

- The apartment is located in the city center, near Arcaden, which is a 5-minute walk. A bus stop is 5 minutes away and it takes about 10-12 minutes to walk to the main train station. Rewe, pharmacy, McFIT and INJOY gyms are just a few minutes away and the main library is a 10-15 minute walk.

More information:

- The warm rent costs 750 Euro and covers literally all costs like Water, electricity, heating, internet, TV/radio(broadcasting). The deposit is 1200 Euro, which is returnable at the end of the contract. A bicycle cellar, as well as a separate cellar in the basement, and also a small storage room in the apartment itself are available.

- Quite large parking garage can be found right in Spinnereistr. (in front of the building) for 45-50 euros per month.
