1-Zi.-App. NUR FÜR RUHIGE UND RUHE-SUCHENDE PERSON, nahe der SRH-Hochschule HD

Für die kleine, aber helle und schöne 1-Zimmer-Nichtraucher-Wohnung im 1. Obergeschoß des Pfarrhauses der Christengemeinschaft, Gemeinde in Heidelberg suchen wir ab 01.01.2023 eine Person, welche bereit ist, den ruhigen, meditativen Charakter des Hauses DURCH DAS EIGENE VERHALTEN ZU RESPEKTIEREN und welche ein Mietverhältnis mit mindestens ein Jahr Laufzeit anstrebt.
Im Hinblick auf ein für beide Seiten erfreuliches Zusammenleben bitten wir Interessenten, die nicht selbst ein ruhiges Leben suchen, von einer Bewerbung für das Apartment ABZUSEHEN.

Konkret erwarten wir:
- dass nur eine Person einzieht,
- die Einhaltung einer Mittagspause von 13-14:30 Uhr und einer Nachtruhe ab 22 Uhr (keine Musik, laute Unterhaltung u.ä., da das Haus relativ hellhörig ist),
- keine Verwendung von WLAN und DECT-Telefonen (Elektro-Smog). Internet-Zugang per LAN-Kabel ist vorhanden!
Diese Vereinbarungen sind Gegenstand der Hausordnung, welche Teil des Mietvertrages ist.

Bei dem Appartement handelt es sich um eine Betriebswohnung, bei welcher betriebliche Gründe für einen Eigenbedarf auftreten können, welche eine ordentliche Kündigung mit den gesetzlichen Fristen rechtfertigen würden.

Nebenkosten:
Die angegebenen Nebenkosten von 94 € sind eine Betriebskostenpauschale, d.h., sie enthalten zusätzlich zu den üblichen Nebenkosten auch die Kosten für: Heizung, Warmwasser und Waschmaschinen-Mitbenutzung

Sonstige Kosten (47 €): Haushaltsstrom (Ökostrom) und Internet via Kabel

We offer a modern, light and airy one-room, non-smoking apartment. It includes a bathroom with a day-light window. Within its corridor you will find a kitchenette with a fridge (including a ** freezing compartment). Please have a look at the attached pictures.
The apartment is free from 1st of January 2023 and is offered for tenants aiming for a term of lease of at least one year.
The apartment is part of the rectory of Heidelberg´s congregation of "The Christian Community - Movement for religious renewal". It is located on the 1st floor of the rectory. For our priest lives and works in this house, it is a very quiet and meditative place. Therefore we are seeking a renter, who respects - much better: loves - silence, i.e. WHO IS A VERY SILENT PERSON HIMSELF / HERSELF. Everybody, who is not willing to fullfill this essential requirement truly, shall NOT apply for the apartment!

Furthermore it is mandantory:
- that only ONE person moves into and lives in the apartment.
- to respect the midday break 13 -14:30 h every day as well as the sleeping time from 22 h onwards: this means music/movies only with ear-phones, no talking (on the phone) etc. because unfortunately the house is built not soundproof;
- not using WLAN (or DECT telepones) because of the electromagnetic pollution. (Internet access via LAN cable is provided in the apartment!)

These declarations are part of the house rules, which are part of the tenancy agreement.

The apartment is a "company flat", i.e. for reasons of the congregation the tenancy agreement can be terminated by us, of course only with regard of the legal period of notice.

The additional costs include:
94 Euro/month for heating, warm water and use of the washing machine in the basement of the house!

Extra costs:
47 Euro/month for electricity and internet access.

Further points of notice:
It is mandantory to help cleaning the house every third week.
No pets are allowed in the house.
A sheltered parking slot for a bicycle is provided; parking places for a car are available around the house.
