NO ONLINE VIEWINGS
I am looking for one flatmate for at least 2-3 months. The length of this is flexible. Long term is possible!

This is a two-room apartment. I am renting out the large room and will keep the living room (seen in the last picture) as my bedroom.
The flat was recently renovated and most of the furniture is new. Being an Altbau, the apartment has very high ceilings, double windows, and newly renovated hardwood floors :-)
It has everything that you need, including: washing machine and a large fridge, 100Mb internet, dishwasher, smart lights, a large OLED tv, etc.
Your room is 20M2 + balcony. It features: a large bed, recámiere, dresser, desk or large table... You have access to a small balcony from there, where two people can sit (table and chairs included).
The shared bathroom is narrow (no bathtub).
NOTE: The room is furnished, including a complete bed as shown in the picture. It would be a plus (but not a conditioning factor!), if you have your own bed/mattress and bring it.
Erlanger Strasse is next to the Neukölln Arcaden on a one-way street, which means it is relatively quiet. You have Lidl, Kaufland, and a couple of banks just around the corner, as well as a movie theater, DM, a couple of gyms, etc.. in the Arcaden.
There are lots of restaurants, bars, and parks within walking distance from here! Hasenheide is about 700 Mts. away, Tempelhof and Maybachufer both a bit further, 1.5 km away.
You will have access to the U7 just around the corner and to the U8 (Boddin Strasse), 500 Mts. away. There are also several bus lines in the vicinity (M43, 194, M29, M41...).
IMPORTANT: The neighbors in this building are quiet and respectful, that is also the kind of flatmate that I am looking for => no loud music after 10pm., no loud parties, smoking only on the balcony.
About me:
1) I am a linguist and work for the most part at home
2) I value privacy. I like cooking at home and if you do as well, I'm happy to share!
3) Responsibilities: looking for someone who is mindful of noise, visitors, and is will clean up after themselves.
4) this is really not the WG for you if you want to have friends or your bf/gf all the time here :-)
5) LGBTIQ-friendly (gay guy here)
6) Seniors-friendly
7) same with non-German speakers! I do speak German. I like at least some of the communication to be in English, though... or Spanish
8) smoking is really only allowed on the balcony
IMPORTANT:
- ANMELDUNG (registration) is possible, as long as you change your domicile (either do an UMmeldung or an ABmeldung), after you move out.
- NO more than ONE person is allowed. No long visitors, e.g., your significant other can not live here.
- the rent is 750 € per month (all-inclusive), + 1500€ deposit (payable in two tracts; or 750€ if short term)
- Live viewings starting November 15th.
- I would require from you:
1) a copy of your passport
2) a one-month payment + deposit,
3) some kind of proof of income
4) liability insurance (`Haftpflichtversicherung')
5) and a `Mietschuldenfreiheitsbescheinigung' from your current landlord
