Das Badezimmer verfügt über Dusche, Badewanne und WC. Die beiden Räume sind bis auf eine Kommode, und Badregale nicht möbliert.
Große offene Küche+Bad #2+kleines Wohn-/Gästezimmer sind gemeinschaftlich genutzte Flächen. Inkl. 1/3 dieser Flächen beträgt die Gesämtfläche deiner Untervermietung 46,4 qm.

As the flat is a maisonette unit, you find your rooms (bedroom+bathroom) on the top-floor of the building. Shared rooms are the big open kitchen as well as the bathroom on the lower level. You have also access to a balcony from your room and your own entrance to the flat on the upper floor. All windows of the room are facing the quiet backyard.
The room is partially furnished. That means there is a commode, some bathroom shelves and a big bathroom mirror. The spacious bathroom has almost 9 sqm itself and includes a shower as well as a bathtub.
The flat has seven rooms in total. Kitchen, 2d bathroom and a small living/guestroom are spaces we share. The total amount of space is by that: 1/3 of shared spaces + your rooms = 46,4 sqm
Die Wohnung liegt in der Nähe der S-Bah Station Nödnerplatz (S5 S7 S75 + Bus 194/240), die in 7 Minuten fußläufig zu erreichen ist.
In der Nähe findest Du mehrere Supermärkte (Rewe Aldi Kaufland).. sowie Post und Apotheken. Der Weitling-Kitz ist nicht touristisch und eher ruhig aber nicht weit von der Innestadt entfernt. Es gibt paar Spätis und einen kleinen Park gegenüber.

The flat is located close to sbahn station Nöldnerplatz (S5 S7 S75 + Bus 194/240). You get there within 6 minutes and its one stop east of Ostkreuz.
There are several supermarkets not far from the house (Rewe Aldi Kaufland). Post office and pharmacy are also there. The Weitling Kiez is not touristic at all. There are a couple of Spätis. You’ll also find a small park across the street.
Wir sind zwei schwule Jungs mitte 30 und leben seit zwei Jahren zusammen. Wir machen gerne Sport und beschäftigen bzw arbeiten mit allerhand Musik, ich bin außerdem in der Pflege tätig.
Eben weil dein Zimmer durch die Lage innerhalb der Wohnung auch sehr seperiert wahrgenommen werden kann, finden wir es wichtig, dass unser*e zukünftige*r Mitbewohner*in ein grundsätzliches Interesse daran hat, sich an den (täglichen) Abläufen Zuhause zu beteiligen.. und auch bereit ist, sozial und offen zu sein, da wir unsere Wohnung als ein Zuhause und nicht als eine Zwecksituation betrachten. Wenn du auf der Suche nach einer Wohnsituation bist, die nicht beinhaltet, dass du regelmäßig am Leben der anderen teilnimmst, antworte bitte nicht. Wir verstehen, dass diese Dynamik Zeit braucht, um sich zu entwickeln, aber wir wollen unsere Absichten klar formulieren, damit wir uns von Anfang an alle einig sein können.
Wir legen Wert auf Kommunikation und Komfort in der Wohnung. Das ist mit Konflikten und einer gemeinsamen Auseinandersetzung verbunden. Deshalb möchten wir klarstellen, dass der Vertrag nicht verlängert wird, wenn wir feststellen, dass sich die soziale Dynamik nicht in unser aller Interesse entwickelt. Wenn Du eine eigene Wohnung brauchst, finde es bitte selbst heraus.

We are two gay guys in our mid 30s, living together since two years now. We’re used to do sports, are working in or with music of all kinds and I’m also a home nursing assistant.
Although the room is quite private we do insist that the new room mate would be a part in our daily routines and is willing to be social and open, as we do view our apartment as a home and not strictly as a shared flat. If you are looking for a living situation which does not include being a regular part of others lives please do not respond. We do understand these dynamics take time to develop but we choose to be clear about our intention so that we can all be on the same page from the beginning.
We value our sense of communication and comfort in the home and would like to be clear that if we find the social dynamics are not in everyones best interest the contract will not be prolonged. If you need your own flat, please figure out by yourself.

Wenn alles so klappt wie wir das zu Beginn vereinbart haben und auch die Chemie stimmt, folgt ein unbefristeter Vertrag. Ich verlange drei Monatskaltmieten Kaution, die vor der Schlüsselübergabe auf das Mietkonto überwiesen sein muss. Der Vertrag liegt bereit.
Wenn Du eine SCHUFA (request now) -Auskunft oder Mitzahlungsnachweise hast, kann das von Vorteil sein.
