Beautiful and bright room in two WG with balcony and garden Schönes und helles Zimmer in Zweier WG mit Balkon und Garten

Pieschen is still nice and still in a few minutes you will be in the Neustadt. The Elbe is only a few minutes away. We have an Edeka around the corner, as well as Penny, Rossmann, DM, the VG and Wreesmann a kind of building market / residual post market. The central work offers a lot of culture and the "Ecce" pub invites you for a beer or other drinks in the evening. Some of the Döner and Asian islands are nearby.
The connection is very good. By S-Bahn you will be at the Neustadt train station or the main station in a few minutes. The Liszt Street tram and bus stop is within 3 minutes. We also have many free parking spaces right in front of the house.

Pieschen ist noch schön ruhig und trotzdem ist man in wenigen Minuten in der Neustadt. Auch die Elbe ist nur ein paar Minuten entfernt. Wir haben einen Edeka ums Eck, sowie Penny, Rossmann, DM, die VG und Wreesmann eine Art Baumarkt/Restpostenmarkt. Das Zentralwerk bietet viel Kultur und die Kneipe “Ecce” lädt abends auf ein Bier oder sonstige Getränke ein. Einige Döner- und Asialäden sind in der Nähe.
Die Anbindung ist sehr gut. Mit der S-Bahn ist man in wenigen Minuten am Neustädter Bahnhof oder am Hauptbahnhof. Die Tram- und Bushaltestelle Liszt Straße ist in 3min erreichbar. Zudem haben wir viele freie Parkplätze direkt vor dem Haus.

A three-quarter year ago, my girlfriend moved to the existing WG. Now we have unfortunately separated and the apartment becomes a WG again.

To me:
I come from the Allgäu, studied music in Freiburg and lived there for 7 years and worked as a drummer and music teacher. In between I was travelling to North and South America for half a year. I moved to Dresden for my master in "Further education and organizational development" and have been living here for 3 years. During this time I taught the Marching and Drill contingent of Saxony, which is a very committed player train. Since 2020 I have been on the board of a cultural association with which I organize concerts, and I am working on offering more rehearsal rooms in Dresden. I have some private percussion students and I'm organizing the International Drum Camp. So I work independently in the field of music and culture, and I am currently writing my master's thesis on democracy in Saxony.

WG life
In addition to the many projects that I have committed to my leg over the past few years, I am all the more pleased if it turns out that we are talking at the end of the day or morning coffee.
Since I have not been living in Dresden for very long and I like to be active, I like to explore bars, do something, work in the garden or make a fire there.

I am on the way to vegetarian / vegan, but I also tolerate other ways of eating. Because of my musician, I stayed pretty young. I like to go party, like to ride a bike and enjoy the time with good friends.

I could imagine a vegetable box of the SoLaWi for the WG.
A cleaning plan was not necessary so far. We did things on our own when something happened and it worked well.

Vor einem dreiviertel Jahr ist meine Freundin in die bis dahin bestehende WG gezogen. Nun haben wir uns leider getrennt und aus der Wohnung wird nun wieder eine WG.

Zu mir:
Ich komme gebürtig aus dem Allgäu, habe in Freiburg Musik studiert und dort 7 Jahre gelebt und als Schlagzeuger und Musiklehrer gearbeitet. Zwischendrin war ich für ein halbes Jahr in Nord- und Südamerika reisen. Nach Dresden bin ich für meinen Master in “Weiterbildungsforschung und Organisationsentwicklung” gezogen und lebe seit 3 Jahre hier. In dieser Zeit habe ich das Marsch-und Drillkontingent Sachsen unterrichtet, das ist ein sehr engagierter Spielmannszug. Seit 2020 bin ich im Vorstand eines Kulturvereins mit dem ich Konzerte organisiere, zudem arbeite ich gerade daran in Dresden mehr Proberäume anbieten zu können. Ich habe ein paar private Schlagzeugschüler und organisiere das International Drum Camp. Ich arbeite also selbständig im Musik- und Kulturbereich, und schreibe momentan meine Masterarbeit über Demokratie in Sachsen.

WG-Leben
Neben den vielen Projekten, die ich mir die letzten Jahre ans Bein gebunden habe, freue ich mich umso mehr, wenn es sich ergibt, dass wir am Feierabend oder Morgen-Kaffee quatschen.
Da ich noch nicht sehr lange in Dresden lebe und gerne aktiv bin, bin ich gerne dabei Bars zu erkunden, etwas zu unternehmen oder im Garten zu werkeln oder dort ein Feuer zu machen.

Ich bin vegetarisch/vegan unterwegs, toleriere aber auch andere Ernährungsweisen. Durch mein Musiker Dasein bin ich ziemlich jung geblieben. Ich gehe gerne feiern, fahre gerne Fahrrad und genieße die Zeit mit guten Freunden.

Eine Gemüsekiste der SoLaWi für die WG könnte ich mir vorstellen.
Ein Putzplan war bisher nicht nötig. Wir haben die Sachen selbständig erledigt wenn etwas angefallen ist und das hat gut funktioniert.

The house administration is very accommodating and quickly takes care of the things they are told. We currently have a 20% reduction in the rent, as there was a water damage on the floor above us.
The hot rental for the apartment is 562.24 €.
The work does not affect your room, but the kitchen. This can still be done with the work and the cheap rent. The right room and a small room out the back is inhabited by me.
The apartment is a self-conditioned apartment. That means we can go to the floor in the hall or in the kitchen, but that's not necessary.
The internet contract currently costs 44.90 €, if you have a cheaper one, you can bring it with you:)
We have always got some of the extra costs back.

Organically, the whole thing would be done in such a way that you apply for a supplement for €89 from the administration. Then it still needs the normal documents such as 3 salary records, self-information and identity card.
That's pretty fast and easy, and so you're in the old lease.
In the case of the excerpt, this is also the case that as soon as you sign the supplement you can get out of the rental contract without having to pay another 3 months of rent.

Die Hausverwaltung ist sehr entgegenkommend und kümmert sich schnell um die Dinge die man ihnen mitteilt. Aktuell haben wir eine Mietminderung von 20%, da es im Stockwerk über uns einen Wasserschaden gab.
Die Warmmiete für die Wohnung beträgt 562,24€.
Die Arbeiten betreffen dein Zimmer nicht, allerdings die Küche. Das kann sich mit den Arbeiten noch hinziehen und die günstige Miete bleiben. Das rechte Zimmer und ein kleines Zimmer hintenraus wird von mir bewohnt.
Die Wohnung ist eine Selbstrenovierer Wohnung. Das heißt, wir können auch mal den Boden im Flur oder in der Küche angehen, das ist aber kein muss.
Der Internetvertrag kostet momentan 44,90€, falls du einen günstigeren hast, kannst du ihn gerne mitbringen :)
Von den Nebenkosten haben wir bisher immer einiges zurückbekommen.

Organisatorisch würde das Ganze so ablaufen, dass du einen Antrag auf Nachtrag für 89€ bei der Verwaltung stellst. Dann benötigt sie noch die normalen Unterlagen wie 3 Gehaltsnachweise, Selbstauskunft und Personalausweis.
Das geht recht schnell und einfach und somit bist du mit im alten Mietvertrag.
Beim Auszug ist das ebenfalls so, dass du sobald der Nachmieter den Nachtrag unterschrieben du aus dem Mietvertrag raus kannst, ohne noch 3 Monate Miete zahlen zu müssen.
