The room is located on the upper floor of our duplex apartment WG. On about 14m you can create your own kingdom adjacent to our spacious kitchen. Your room is right next to my own in the north-west direction under a roof slope. Although this limits the options for the furnishing, it also has a certain cosiness factor :D Thanks to the 4.OG you also have plenty of light, from the afternoon the sun also comes around. In summer it is not too warm.
The room goes out to the street, which is very low in traffic. The floor is the finest oak parquet, the heating really gives you warmth in winter.

Our neighbors are very mixed, from the Mädels-WG on the ground floor to dog friends: inside on 1st 0G, families with children to the radio-Opa are all there. Nobody complained about parties or the like.
The two large rooms in the basement are free, as well as one of the upper rooms. So if you're thinking about moving into a WG together with friends, that would be a good chance. Otherwise, you will have the opportunity to pick up new people and to take you here in the mood.
Das Zimmer befindet sich im oberen Stockwerk unserer Maisonette-Wohnungs-WG. Auf ca. 14m kannst du dir dein eigenes Reich angrenzend an unsere geräumige Wohnküche schaffen. Dein Raum liegt direkt neben meinem eigenen in nordwestlicher Richtung unter einer Dachschräge. Diese limitiert zwar die Optionen was die Möblierung angeht, hat aber auch einen gewissen Gemütlichkeitsfaktor :D Dank des 4.OG hast du auch ordentlich Licht, ab dem Nachmittag kommt auch die Sonne rum. Im Sommer ist es trotzdem nicht zu warm.
Das Zimmer geht zur Straße raus, die an sich sehr verkehrsarm ist. Der Boden ist feinstes Eichenparkett, die Heizung bringt dir im Winter wirklich fix Wärme rein.
Unsere Wohnung befindet sich im 4. und 5. OG eines typischen Friedrichstädter Altbaus. Sie ist vorm Einzug der
"Ur-WG" vor rund 6 Jahren komplett saniert worden, die Grundausstattung an Böden und Fliesen ist also top. Im Untergeschoss befindet sich neben dem großen Flur und Abstellplatz unter der Treppe auch das Bad mit Badewanne und Waschmaschine. Im Obergeschoss ist die große Wohnküche inkl. Geschirrspüler, großem Sofa und Dachterrasse, zwei weitere Zimmer sowie das Bad mit Dusche untergebracht. Du kannst da frei zwischen den Bädern wählen, morgens gibt es also auch keinen Stress beim Fertigmachen. Die Wohnküche ist das eigentliche Herzstück der WG für Netflix-, Wein-, Skat- und Feierabende. Direkt daran angeschlossen ist einer der beiden Balkone mit wunderschöner Aussicht und einer Grillecke. Man schaut von hier in Richtung Altstadt bzw.
Plauen und Löbtau. Generell sind Freund:innen gern gesehen :).
Ansonsten gehört noch ein Kellerabteil zur Wohnung und im Hinterhof ist eine Menge Platz für Fahrräder, Mülltonnen und riesige Kirschbäume. Unsere Nachbarn sind sehr gemischt, von der Mädels-WG im Erdgeschoss über Hundefreund: innen im 1. 0G, Familien mit Kindern bis hin zum Radio-Opa ist hier alles dabei. Bislang hat sich keiner über Partys oder ähnliches beschwert.
Die zwei großen Zimmer im Untergeschoss werden frei, sowie eines der oberen Zimmer. Falls du also überlegst, mit Freunden gemeinsam in eine WG zu ziehen, wäre das eine gute Chance. Ansonsten hast du dann eben die Möglichkeit, neue Personen mit auszuwählen und dich ganz nach Lust und Laune hier auszutoben.

Zum Bahnhof Mitte sind es mit dem Rad ungefähr 5 min, auch der S-Bahnhof Freiberger Straße ist gleich schnell erreichbar. Der Weißeritzgrünzug bietet auch eine super Querverbindung zwischen Freiberger Straße, Friedrichstadt und Löbtau. Entsprechend ist es auch nicht weit zu diversen Sportmöglichkeiten (SBB-Kletterhalle, Schwimmhalle, Fitnessstudios, Tischtennisplatten jeglicher Art...)
Einkaufsmöglichkeiten gibt es auch eine ganze Menge:

Im Winter trainiert er dafür gerne mal in der Halle. Insgesamt ist er ein ruhiger, aber geselliger Typ, der sich sicherlich auch gut mit deinen Freunden verstehen wird.
