The room to rent is just over 15sqm (3.27m x 4.62m) and has a chic parquet floor. The room is unfurnished, but I would like to keep the wardrobe bar anchored in the wall there, because it was a fight to put on.
To the street the room has a double window, which is south, so the room is always well equipped with daylight. On the road the tram runs along, but the windows are relatively young and catch the bulk of the sound. Otherwise, the road is rather little drive, big car noise is not really.
In addition to the room, the apartment has two more rooms that are inhabited by me. There is also a daylight bathroom with shower to the courtyard, on the right side is the kitchen with access to the small balcony.
Unfortunately, there is no closed bicycle cellar (only an open parking area) and the owner of the house does not like it when the wheels are in the hallway at the bottom, so it is recommended to carry up with expensive wheels;)
The apartment is located in the northern part of Derendorfer Straße in the beautiful Pempelfort and is super connected. Directly in front of the front door holds both the 706 (direction Old Town and Bilk as well as direction Flingern) and the 704, which passes to the main station and the Heinrich-Heine-Uni (in the south direction) and the HSD (in the north direction). The S-Bahn stations Zoo and Derendorf are about 5-10 minutes' walk away, and the main railway station is just 20-25 minutes' walk away.
To the old town and the Rhine (Rheinterrassen) you need about 15-20 minutes on foot and by bike you are joking in Grafenberger Wald.
In addition to numerous vegetable and fine food shops in the street, there are numerous supermarkets nearby. 50m from the apartment is a penny, to net, rewe and drinking goods you come in a few minutes. One station at 706 is either to the Rethelstraße (purchasing road with Aldi, dm, Rewe, banks, pharmacies, etc.) or to the Dietrich-Karree (Aldi, dm, Edeka, etc.). There are also numerous drinking halls, pubs and bars, restaurants and cafés in Derendorfer Straße and the immediate surroundings.
In the vicinity of the S-Bahn station Derendorf there is a FitX and on the other side of the railway line there is an ash place to run. Closer parks for sports or chills are the Hofgarten and the Zoopark.
I, the remaining roommate, hot Julian, am 32, MA in political communication at HHU and currently on job search.
Lately I've done a lot of work from home, otherwise I'm happy to be out with people, like cycling and walking. I am very art- and music-interested, active on the left, programme computer games (with manageable success) and try again and again at the music career.
The WG life has been relaxed so far and I think it is very nice if we were also on a wavelength so that it can be continued :)
I'm happy to have people in the WG. So you should be able to feel comfortable when spontaneous friends come by me, but I'm also insensitive if you have a bad day and don't need annoying people in the apartment. You could just say that.
Overall, I believe that with good and honest WG communication everything is going round, so you shouldn't be shy and speak out if something bothers you!
We better clarify splicing in the budget in advance;)
Besichtigungen sind ab sofort möglich, gerne auch per WebEx oder Zoom, falls Du von weiter weg kommst.
Der Einzug lässt sich nach Absprache auch um einige Tage variabel nach vorne bzw. hinten verschieben, also einfach fragen bei Bedarf ;) Spätestens zum 1. Februar brauche ich jedoch einen Nachmieter.
Da ich wie gesagt auf Jobsuche bin, möchte ich die Wohnung perspektivisch allein übernehmen und daher das Zimmer befristet vermieten. Den genauen Zeitraum können wir individuell klären.
Vllt. noch einige Worte zur Preiszusammensetzung: In den zusätzlichen Kosten von etwa 70€ ist Ökostrom der Bürgerwerke, GEZ und Internet mit drin. Die 90€ Nebenkosten umfassen Gas, Wasser, Hausmeisterservice etc.
