Vermietet wird ein geräumiges Zimmer sowie als Gemeinschaftsräume eine kleine Küche (ca. 9,8 qm), ein Bad mit Dusche und WC (ca. 9qm) sowie ein Flur (ca. 2 qm).
Alle Räume befinden sich im Dachgeschoss. Die Küche ist mit Herd, Backofen, Doppelspüle, großem Kühlschrank, Wasserkocher sowie Besteck, Tellern und Töpfen ausgestattet. Das Bad ist mit einer modernen Walk-in Regendusche, Waschtisch mit Unterschrank, Spiegel und Hängeschrank sowie einer Waschmaschine ausgestattet.
Das WG Zimmer verfügt über ein Bett. Eine weitere Möblierung seitens der Vermieter ist auf Wunsch möglich.
Der Dachboden bietet Abstellfläche und dient als Trockenraum.
Die Dachfenster in Küche und WG-Zimmer verfügen über Verdunkelungsrollos.
Die Zimmer im Dachgeschoss gehören zu einer insgesamt 260 qm großen Wohnung, welche sich in einem Zweifamilienhaus von Bj. 1875 befindet und sich über 3 Etagen erstreckt (EG, 1. OG und DG). Das 1. OG und EG werden aktuell noch saniert.
Nach Fertigstellung des 1. OG werden den WG Bewohnern dort eine weitere Küche, Esszimmer, Bad und eine geräumige Dachterrasse zur gemeinschaftlichen Nutzung zur Verfügung stehen. Weiterhin verfügt das Haus über einen Innenhof mit Terrasse und Garten, welcher aktuell allerdings noch einer Wildnis gleicht.
Das WG Zimmer hat einen Satellitenanschluss und eine Gegensprechanlage.
In den Nebenkosten sind neben Strom, Wasser und Heizung auch die Internet-Flatrate enthalten.

A spacious room is rented as well as a small kitchen (approx. 9.8 sqm), a bathroom with shower and toilet (approx. 9 sqm) and a hallway (approx. 2 sqm) as common areas.
All rooms are in the attic. The kitchen is equipped with a stove, oven, double sink, large refrigerator, kettle as well as cutlery, plates and pots. The bathroom is equipped with a modern walk-in rain shower, vanity unit with base cabinet, mirror and wall cabinet as well as a washing machine.
The shared room has one bed. Further furnishing by the landlord is possible upon request.
The attic offers storage space and serves as a drying room.
The skylights in the kitchen and shared room have blackout blinds.
The rooms on the attic belong to a total of 260 sqm apartment, which is located in a two-family house from 1875 and extends over 3 floors (ground floor, 1st floor and top floor). The 1st floor and ground floor are currently being renovated.
After completion of the 1st floor, the shared apartment residents will have access to an additional kitchen, dining room, bathroom and a spacious roof terrace for shared use. The house also has an inner courtyard with a terrace and garden, which currently still resembles a wilderness.
The shared room has a satellite connection and an intercom system.
In addition to electricity, water and heating, the additional costs also include the internet flat rate.

Photos and videos show the rooms before the first occupancy in 2021. Current pictures will be added as soon as the apartment has been renovated again after the last tenant has moved out.
Die kleine Stadt Linnich liegt verkehrsgünstig an der Bahnstrecke Linnich-Düren. Der Bahnhof SIG Combibloc befindet sich ca. 10 min fußläufig vom Haus entfernt.
Zur Haltestelle Jülich Nord benötigt der Zug (Rurtalbahn) ca. 15 Min. Von dort aus benötigt man etwa 10 min zu Fuß bis zur Fachhochschule Jülich. Bis zum Forschungszentrum benötigt der Zug von Linnich aus nur 20 min. Über Düren besteht der Bahnanschluss nach Aachen oder Köln.
Der Bahnhof in Lindern bietet Anschluss nach Aachen und Düsseldorf. Das Studenten-Ticket ermöglicht kostenlose Bahn- und Busverbindungen in ganz NRW.
Linnich verfügt über eine hübsche Innenstadt. Unweit der WG befinden sich ein Metzger, eine Bäckerei, Edeka, verschiedene Imbisse, Ärzte, Apotheken, ein Krankenhaus sowie mehrere Banken und diverse Fachgeschäfte. Das Glasmalereimuseum und der neu eröffnete Place de Lesquin direkt an der Rur befinden sich ebenfalls in Laufweite.

The small town of Linnich is conveniently located on the Linnich-Düren railway line. The train station (SIG Combibloc) is about 10 minutes walk from the house.
The train (Rurtalbahn) takes about 15 minutes to get to the Jülich Nord stop. From there it takes about 10 minutes to walk to the Jülich University of Applied Sciences. The train takes 20 minutes to get from Linnich to the research center. There is a train connection to Aachen or Cologne via Düren.
The train station in Lindern offers connections to Aachen and Düsseldorf. The student ticket enables free train and bus connections throughout North Rhine-Westphalia.
Linnich has a pretty city center. Not far from the shared apartment there is a butcher, a bakery, Edeka, various snack bars, doctors, pharmacies, a hospital as well as several banks and various specialist shops. The stained glass museum and the newly opened Place de Lesquin directly on the Rur are also within walking distance.
Da das EG und 1. OG derzeit noch saniert werden, sind diese Etagen noch unbewohnt. Während der Sanierungsphase kann es besonders an den Wochenenden zeitweise lauter werden, ein erhöhtes Schmutzaufkommen im Treppenhaus ist leider nicht zu vermeiden.
Dennoch bist Du nicht völlig allein im Haus, die Einliegerwohnung (separater Eingang) ist ebenfalls vermietet.

Since the ground floor and 1st floor are currently being renovated, these floors are still uninhabited. During the renovation phase it can become louder at times, especially on weekends, and unfortunately an increased amount of dirt in the stairwell cannot be avoided.
However, you are not completely alone in the house, the apartment (separate entrance) is also rented.
