Insgesamt werden ja, wie inseriert, 3 Zimmer frei - da über die Aufteilung auch mit mir noch gesprochen werden kann, habe ich alle 4 Zimmer abfotografiert.
Bohne zieht allerdings erst im März aus, daher braucht es auch ein/e NachzüglerIn.
Das kleinste (1. Foto nach Terrasse) hat 10,5qm, das nächste (2.Foto) 16qm, das dritte (3.Foto) satte 20qm und das letzte (4. Foto) im 1.OG - auf einer Ebene mit Wohnzimmer, Küche, Terrasse...- ca 14,5qm mit (Einbauschrank).
Alle Zimmer haben Fenster nach Osten (Sonnenaufgang), das größte oben zusätzlich eins nach Westen.
Die Einzelzimmer kommen grundsätzlich unmöbliert, dafür ist überall in der Wohnung echt genug Platz - im Sommer kommt ja die Sonnenterrasse dazu und eine Fahrradgarage ist eh mit dabei.

As advertised, a total of 3 rooms will be available - as the final distribution can still be discussed with me, I have photographed all 4 rooms.
However, Bohne won't be moving out until March, so a latecomer is also needed.
The smallest (1st photo after the terrace) has 10.5 sqm, the next (2nd photo) 16 sqm, the third (3rd photo) 20 sqm and the last (4th photo) on the 1st floor - on one level with living room, kitchen, terrace... - approx. 14.5 sqm with (built-in wardrobe).
All rooms have windows to the east (sunrise), the largest upstairs also has one to the west. The single rooms come unfurnished, but therefore there is plenty of space everywhere in the apartment - in summer there is also a sun terrace and, anyways, a garage.
The apartment is in Neureut, which is 1 norther than the North City - and 1 closer to the many bathing lakes on the Rhine.
By bike to the city centre it always takes 15-20 min depending on the weather, by train S1/S11 (stop Adolf-Ehrmann-Bad, 7 min walk) you are also in the center in 15min.
It takes a little longer to the eastern city, as Neureut is located exactly northwest, but by bike, humans can simply stop on the Adenauer ring and arrive well))

The apartment is in Neureut, which is 1 further north than Nordstadt - and 1 closer to the many bathing lakes near the Rhein-river.
Depending on the weather, it takes about 15-20 minutes by bike to the city center, with the S1/S11 tram (Adolf-Ehrmann-Bad stop, 7 min walk) you are so in the center within 15 minutes.
It takes a little longer to get to Oststadt, as Neureut is exactly taken in the northwest, but by bike you can just easil get there by staying on the Adenauer-Ring)
From just 4+1 cohabitation I, Sush, studied artist, but meanwhile apprentice metal maker with everyday work remains.
That is, it tends to arrive in the evening, sometimes more, sometimes less broken. In addition, for me, left politics, (who I appreciate every exchange), is a big topic for which I have also brought leisure and so sometimes even after the end of the evening to organize stuff.
But at the same time I am a very leisurely and adventure-loving person: I also have something left for cycling, music, football, crafts, party and, of course, art...just like for social games and other cozy activities.

Die Angabe über 15qm entspricht dem Durchschnitt - genau wie die Angaben über die Kaltmiete. Der tatsächliche Preis unterscheidet sich etwas je nach Zimmergröße. Die Angabe zu den Nebenkosten umfasst Strom, Gas, GEZ, W-Lan.
