Das Zimmer ist 11m² groß und falls dir der Platz nicht ausreicht gibt es immer noch reichlich Stauraum in einer Abstellkammer in der Wohnung oder im Keller. Laute Nachbarn oder andere Störfaktoren sind uns bisher nicht aufgefallen. Das Zimmer ist unmöbliert.

Die Wohnung selber hat 3 Zimmer, einen großen Balkon auf dem man bis in die Abendstunden noch schön viel Sonne hat, eine Küche mit relativ neuer Einbauküche und Geschirrspülmaschine und ein Bad mit Badewanne und Waschtrockner.

Theoretisch ist das Zimmer schon ab dem 10.04. frei. Wenn dir das besser passt, kannst du also schon früher einziehen.

The room is just 11 square metres and if you don't have enough space, there is still plenty of storage space in a storeroom in the flat or in the basement.We haven't noticed any noisy neighbors so far. The room is unfurnished.

The flat itself has 3 rooms, a large balcony where you can enjoy the sun until late in the evening, a kitchen with a relatively new fitted kitchen and dishwasher and a bathroom with a bathtub and washer-dryer.

We are non-smokers and are not interested in a new pet.

The room is already available from the 10th of April. You can move in sooner if you like.

Die Wohnung ist besonders durch die Tram 19 sehr gut erreichbar, da diese nahezu vor der Haustür fährt. Ansonsten findest du in der Nähe auch noch die S-Bahnstation Leuchtenbergring, bei der die S-Bahnen sogar die ganze Nacht durchfahren sowie die U-Bahnhaltestelle Prinzregentenplatz. In 15 Minuten ist man mit der S-Bahn am Hauptbahnhof oder mit dem Fahrrad in der Innenstadt.

Zum Einkaufen kann man in das 500m entfernte „Einstein“ Einkaufszentrum gehen. Neben Edeka und Netto gibt es da unter anderem auch dm, Media Markt und ein Fitnessstudio.

In der Gegend gibt es diverse Parks, sodass man bis zur Isar im Grünen joggen kann.

The flat is particularly easy to reach thanks to tram 39, which stops almost on the doorstep. You will also find the Leuchtenbergring S-Bahn station nearby, where the S-Bahn even runs all night, as well as the Prinzregentenplatz underground station. You can be at the main station in 15 minutes by S-Bahn or in the city centre by bike.

You can go shopping in the "Einstein" shopping centre 500m away. In addition to Edeka and Netto, there is also dm, Media Markt and a fitness centre.

There are various parks in the area, so you can jog to the Isar from park to park.

Hi, wir sind Arthur und Theo und suchen einen Mitbewohner/eine Mitbewohnerin für unser freies 11 m² Zimmer (700€).

Wir arbeiten beide als Fernsehredakteure und haben uns im Job angefreundet. Du musst aber keine Angst haben das Dritte Rad am Kollegen-Fahrrad zu werden. Wir freuen uns schon darauf, mit dir zusammen die WG Routinen zu finden, die für alle am besten passen. Theo wohnt schon seit 5 Jahren in der WG, Arthur wohnt seit einem Jahr hier.

Theo (29, Hauptmieter) mag tiefgründige Diskussionen (Philosophie, Psychologie, Politik, dein Leben, mein Leben), Sport mit Freunden (Spikeball, Fußball, Tischtennis, Joggen), Filme (https://letterboxd.com/tegebook/list/devk/) und Spieleabende. Meistens findest du mich im Homeoffice prokrastinierend.

Arthur (30) erkundet gerne auf Spaziergängen die Stadt. Meistens findet man ihn im Kino, im Theater, oder irgendwo an der Isar. Für gemeinsames Kochen oder ein gemütliches Bier auf dem Balkon ist er eigentlich immer zu haben.

Wir sind beide hyped über die vielen schönen WG Abende die vor uns liegen und können es kaum erwarten, dass Du ein Teil davon wirst!

Hi, we are Arthur and Theo and are looking for a flatmate for our vacant 11 m² room (700€).

We both work as TV editors and have become friends at work. But you don't have to be afraid of becoming the third wheel on your colleague-bicycle. We're looking forward to your input on the flat routines that work best for everyone. Theo has been living in the flat share for 5 years, Arthur has been living here for one year.

Theo (29, main tenant) likes in-depth discussions (philosophy, psychology, politics, your life, my life), sports with friends (spikeball, soccer, table tennis, jogging), movies (https://letterboxd.com/tegebook/list/devk/) and game nights. Most of the time you'll find me procrastinating in my home office.
