Diese WG befindet sich in einem großen, freistehenden Haus mit Garten und ist nicht die typische kleine Großstadtwohnung.
Das Zimmer ist gut geschnitten und voll möbliert. Durch das Hochbett ist reichlich Platz für einen großen Schreibtisch, eine Couch und ein E-Piano. Ein großes Regal bietet ordentlich Stauraum und der Wandschrank hat ebenfalls ordentlich Platz für deine Klamotten. Zudem ist auch ein Beamer und eine Playstation 3 im Zimmer, die gerne benutzt werden können. Durch das große Fenster fällt tagsüber viel Licht ins Zimmer.
Es gibt kein Wohnzimmer, aber die Küche hat genug Platz um zusammenzukommen und was zu kochen/essen.

This shared flat is located in a large, detached house with a garden and is not the typical small city apartment.
The room is well laid out and fully furnished. The loft bed provides plenty of space for a large desk, a couch and an electric piano. A large shelf offers plenty of storage space and the closet also has plenty of room for your clothes. There is also a projector and a Playstation 3 in the room, which you are welcome to use. The large window allows plenty of light into the room during the day.
There is no living room, but the kitchen has enough space to get together and cook/eat.

Das Haus liegt im Münchener Vorort Heimstetten zwar relativ weit vom Stadtzentrum entfernt, dafür ist es direkt an der Haltestation Heimstetten gelegen, von wo die S2 in 20min am Marienplatz ist. Daher braucht man von hier eigentlich kaum länger an einen Ort im Zentrum als wenn man zentraler in München wohnt. Ich arbeite beispielsweise am Ostbahnhof und brauche Tür zu Tür nur ca. 25min.
Heimstetten ist eine sehr ruhige Wohngegend und hat alles was man zum Leben braucht: Edeka und Penny sind 5min zu Fuß entfernt und fußläufig gibt es Bäckereien, Restaurants, Eisdielen, Friseure, Kletterhalle, Boulderhalle, Soccerhalle, ...

The house is located in the Munich suburb of Heimstetten, relatively far away from the city center, but it is located directly at the Heimstetten stop, from where the S2 can take you to Marienplatz in 20 minutes. So it doesn't actually take much longer to get from here to a place in the center than if you live more centrally in Munich. For example, I work at Ostbahnhof and only need about 25 minutes door to door.
Heimstetten is a very quiet residential area and has everything you need to live: Edeka and Penny are a 5-minute walk away and within walking distance there are bakeries, restaurants, ice cream parlors, hairdressers, climbing hall, bouldering hall, soccer hall, ...

Da wir alle berufstätig sind, ist das WG-Leben eher ruhig.
Sven ist fast nie da, kommt aber alle 3-4 Wochen mal für eine Nacht mit seinem Freund und seinen zwei Hunden für eine Nacht her. Lukas arbeitet arbeitet als Kellner und ist daher auch oft abends arbeiten. José kommt aus Kolumbien und macht grade ein Ingenieurspraktikum hier in München.
Auch wenn wir nicht super viel Zeit miteinander verbracht haben, verstehen wir uns alle super und haben ein sehr entspanntes Verhältnis zueinander.

As we all work, life in the shared flat is rather quiet.
Sven is hardly ever there, but comes here every 3-4 weeks for a night with his boyfriend and his two dogs. Lukas works as a waiter and is therefore often at work in the evenings. José comes from Colombia and is currently doing an engineering internship here in Munich.
Even though we haven't spent a lot of time together, we all get on really well and have a very relaxed relationship.

Ein- und Auszugsdatum sind einigermaßen flexibel, d.h. auf 2-3 Tage mehr oder weniger kommt es nicht an.
Wegen schlechter Erfahrung mit vorherigen Zwischenmietern hätte ich gerne irgendeine Art von Einkommensnachweis bzw. Bürgschaft, falls du kein geregeltes Einkommen hast.

Move-in and move-out dates are reasonably flexible, i.e. 2-3 days more or less is not important.
Due to bad experiences with previous intermediate tenants, I would like to have some kind of proof of income or guarantee if you do not have a regular income.
