Das Zimmer ist ca. 14 m² groß und wird unmöbliert vermietet. Ich könnte noch einen Schreibtisch & Stuhl zur Verfügung stellen, ansonsten steht das Zimmer leer. Es hat ein Fenster zur Straße hin. Die Wohnung hat insgesamt 3 Zimmer KB.
Ansonsten gibt es eine moderne und voll ausgestattete Küche mit Küchentisch, Herd, Spülmaschine, Wasserkocher, Sodastream, Heißluftfritteuse, Entsafter, Reiskocher, Dampfgarer, Mixer, Bialetti, - es ist also alles da und nichts muss mitgebracht werden.
Bad mit begehbarer Dusche und neuer Waschmaschine, das WC ist getrennt. Über die anderen Zimmer führt ein sehr großer Balkon mit Blick ins Grüne. Die Wohnung befindet sich im 5. Stock mit Aufzug.

The room is approximately 14 square metres and will be rented unfurnished. I could potentially provide a desk and chair, but otherwise, the room is empty. It has a window facing the street. The apartment has a total of 3 rooms, 2 bedrooms and a living room.
Otherwise, there is a modern and fully equipped kitchen with a kitchen table, stove, dishwasher, kettle, soda stream, air fryer, juicer, rice cooker, steamer, blender, Bialetti - so everything is there and nothing needs to be brought.
Bathroom with a walk-in shower and a new washing machine; the toilet is separate. There is a very large balcony overlooking greenery, leading from the living room. The apartment is located on the 5th floor and can be accessed with a lift.
Die Lage ist sehr gut. Die Wohnung befindet sich zwar in einer ruhigen Straße, doch in 5 Gehminuten ist man sowohl an der U-Bahn Station Harras als auch Brudermühlstraße, auch zu Supermärkten, Restaurants, Bäcker, etc sind es 5 Gehminuten. Verschiedene Sportstudios sind ebenfalls nicht weit von der Wohnung entfernt.
Für die Autofahrer: Die Auffahrt zum mittleren Ring ist gleich ums Eck.
Dazu ist man in wenigen Gehminuten im Wald und in ca. 5 Fahrradminuten an der Isar (Brudermühlbrücke).

The location is great! Although the apartment is situated on a quiet street, both the Harras and Brudermühlstraße subway stations are just a 5-minute walk away. Supermarkets, restaurants, bakeries, and various gyms are also in the immediate vicinity. For drivers, access to the motorway is just around the corner. Nature lovers will also get their money's worth: The forest is just a few minutes' walk away and the Isar River (Brudermühlbrücke) can be reached by bike in about 5 minutes.
