Yes, you will get a registration ("Anmeldung") at the registry office ("Bürgeramt").
Yes you can move in directly if you want (even today).
Yes, I am happy to share my room with a foreigner (in the past I have shared my room with a 29 year-old-male from Mexico and a 24 year-old-female from Italy).
The minimum period of time is one month.
If you want to stay longer then one month feel free to let me know the exact period of time and I will let you know if this is possible.
If you want to stay only for one month, but you don´t find another accomodation and you need to stay for another month, this is also fine for me. You can always terminate the unlimited rental contract until including the 15th of a month to the end of the month. It is a 30 m² room and it is big enough to share it (you have your own mattress, your own wardrobe and your own part of the room with sight protection).
You are searching from the first of March or the first of April onwards? Feel free to contact me also in this case. Let´s see if we find a solution then. I would prefer to start the rental contract from February onwards (earlier is also possible).
We have the following conditions:
You must be a non-smoking and well mannered person.

We have two shared rooms, three single rooms and one 24 m² basement living room. In total we will be eight people in our WG-House Of Nations.
The terms for the 30 m² shared ground floor room are:
- € 295 rent per month per person ("Warmmiete")
- € 120 wg-fund. The wg-fund is not negotiable. Please also don´t ask if you can skip it or pay less. The wg-fund comes on top of the rent (€ 295 rent + € 120 wg-fund = € 415 per month)
Explanation of our wg-fund:
On top of the rent comes a fee for everything that we need for our shared-living of € 4,- per night (toilet paper, kitchen tissues, towels, bedcover, pillows, soap, washing powder, olive oil, frying oil, rice flatrate, potato flatrate, pasta flatrate, tea flatrate, coffee flatrate, onions flatrate, garlic flatrate, soy sauce flatrate, Maggi flatrate, toast flatrate, marmelade flatrate, margarine flatrate, ketchup flatrate, mustard flatrate, salt sticks, herbs, spices, flour for baking cakes together, candies for our wg-evenings, ingredients for our stone pizza oven and petrol costs for our wg-excursions).
We have one cooking day per month + one baking day per month (or you just get something freshly baked food included in this wg-fund).
Everything you don't find on this list is not included in the wg-fund either.
General equipment in our WG-House Of Nations:
- fully equiped 20 m² kitchen
- two fridges in the house (one in the kitchen + one in the basement)
- fully equiped garden
- five Smart-TV´s in the house (just make new friends in our WG-House of Nations and watch for example Netflix together)
- four toilets
- two showers
- five bathroom sinks
- two mirror cabinets
- two under cabinets (for extra space under our sinks)
- eight shower baskets in the ground floor shower
- three compartments in the basement shower (for the three basement roommates)
- € 885 deposit (payment in cash with receipt on your move-in date)
- 8 -20 minutes from the city centre by bicycle
- 15 - 30 minutes from university by bicycle
- 10 - 20 minutes from the city centre with the bus
- there are night busses
- two minutes on foot to the bus station
- the house is located in a dead end; it´s silent here
- the nearest supermarket is two minutes away on foot
- the next pharmacy aswell
- also the hairdresser
- the post office

- the ATM
- we can do sports at the fresh air together five minutes on foot away in the "Sternbuschpark"
Me - Mark - who founded this WG-House Of Nations on October 1 of the year 2014 had the big pleasure to meet already people from the following countries (beside Germany):

It doesn´t matter if your country is already on our list or not. If you´re a well mannered person, you have good chances to become our new roommate.

I love it to meet different cultures and different mindsets. You're a foreigner? Please contact us! Regardless if you become our next roommate. We can also share some time for example during a wg-evening together. You will have first social contacts in Germany and I will learn something new about your culture and your mindset.

About our WG-life:
The idea of this WG-House Of Nations is to have directly connections to other people, from all over the world. Of course you choose if you want to have social contact with your roommates. If you don´t want that, that is also totally fine for us. Please just only enjoy your life in Münster / Germany. We wish you a great time in Münster.
You only have to follow the social protocoll and the house-rules (social protocoll means that you have to be a respectul person and have good manners). Beside that there are no additional rules regarding our daily wg-life.
Our house rules are the following:
- vegan-house-rule (due to respect and love to all animals - not only cats and dogs - only plant-based food and drinks inside the house. Why this rule exists? Me, Mark - the founder of this WG-House Of Nations and your roommate - have made my first vegan experience in 2004 and am a vegan since 2010. For me it is not acceptable to have any animal product related foods and drinks in my home. Beside the ethical aspect of protecting animals, consuming no food and drink related animal products in our WG-House Of Nations also protects the environment and in the end us humans itself
- you are a meat eater? You are a vegetarian? You are a vegan? Or you are something in between? Everybody is welcome in our WG-House Of Nations
- outside the house eat and drink whatever you want (if you want to do that, eat several times animal products each and every day. Please only don´t do that in our vegan-house)
- we have a lot of vegan cooking and vegan baking books, if you need help with the vegan diet in the vegan-house
- Münster is a vegan-paradise-city (top ten in Germany). You will find all classical animal products in a vegan way aswell (also fake-meat-products like chicken and of course for example oat milk, delicious vegan cakes, vegan fake cheese, vegan fake fish and so on)
- no smoking
- no marihuana / no weed
- no drugs (some of us drink alcohol, some not, however alcohol is the only exception from the drugs. You are allowed to drink alcohol also in our house)
- no pets
- we have a cleaning plan (of course we can also clean together, then it is more fun)
This WG-House-Of-Nations is perfect for a shared-living.
We have one beautiful garden with two hammocks, one garden swing, eleven garden chairs, two garden tables, a lot of roses and other flowers, a 20 m² fully equiped kitchen with cozy couch, cozy armchair, gas stove, crushed ice, filtered water, high quality rice boiler, a pizza stone oven for fantastic fresh pizza, a high quality smoothie mixer, a high quality orange press (also for lemons, lime, pomegranate and so on), a popcorn machine, two showers, four toilets and every room is furnished.
Please only bring your internationality, your good mood and your good maniers and please follow the social protocoll.
PS:
Here comes the explanation for the very high rent:
1. One of the two mortgages for the house increased ten times since 01.08.2022, because the contract was - on force of the bank - a variable credit contract. The mortgage increased from 1,51% p.a. to 5,38% p.a. in one year. Since the end of September 2024 it is at 5,08% p.a.
2. The second mortgage for the house will increase from 01.03.2025 onwards from 2,25% to 4% - 6%, because the ten years of a fixed interest rate will be over on that day. I must save money already now to be able to pay the new mortgage from 01.03.2025 onwards.
3. Due to European and German law I will be forced to reach the energy efficiency class of at least C in around 2033. Now it is E. That will cause renovation costs of € 100.000 - € 200.000 depending on when I will be able to start the renovation process. Now I don't have € 100.000 and so I can't start that process.
4. The room is fully furnished.
5. The house is fully equiped.
6. I must follow the German law of "Gewinnerzielungsabsicht." In English "intention to make profit."

So far I was not able to make profit with the renting of the rooms in my house over the full period of time since 01.10.2014 due to renovation costs and investions in the house of already more than € 100.000 since 01.10.2014.
The law in Germany forces me to make profit and so I must make profit now, because otherwise the tax office - if I can't proof my intention to make profit - will send me a tax bill of minimum € 50.000 and maximum € 100.000 for the renting of my rooms since 01.10.2014. That - obviously - is not an option. Anyway: Of course I follow German laws, because that is mandatory.
7. Whenever a light bulb stops working - or whatever - I will take care that you will remain in a furnished and fully operational room and house. There will be no extra costs.
