2 freie Zimmer in 4/5er Haus-WG - "Dachsbau" am Waldrand sucht liebe Menschen für empathisches Miteinander :)

In our "roof building" there are 2 free rooms with different advantages and for different tastes:)
There is also much additional space available in common areas and the garden.

ROOM 1
1. OG (16 m ²)
The first free room is in the 1st floor. It has a wall with sloping and a large window from which you can look towards the forest. The walls are freshly painted (white) and a new floor has been laid (oak laminate).
Right next to it is the main bathroom of the house with sink, shower and window.
There are two other rooms in the 1st floor. On this floor we live in three and share the bathroom (7.8 m ²).

ROOM 2
2nd floor - attic (29 m ² with slops) - bathroom (3 m ²) - small front room (3 m ²)
For people who need a lot of retreat is especially the cozy, bright room in the attic (2nd floor), with private small bathroom (toilet and shower with window). It is the only room in the 2nd So to reach OG almost your own floor and via a spiral staircase (with small anteroom).
There are 4 large new roof windows with sun protection. The insulation is also new and should still provide a good climate for hot or cold days. It is freshly painted (white) and a new floor (oak laminate).

COMMUNITY

EC
There is a spacious entrance area (16 m ²) in the EC (with a closet), a guest toilet, a common kitchen (12 m ²) (maintained and all necessary equipment), and a large, bright living and dining room (42 m ²) with window front and access to the garden and terrace with awning.

ARTICLES
Those who like to gardening and / or enjoy relaxing in the green will feel comfortable here, there is a lawn area, different stains and a plum tree. There is also a machine shed in one can place your bikes or more.

KELLER
In the dry and equipped basement there is a laundry room (9 m ²) with washing machine and dryer, a warm room for washing (12 m ²) and a room as a storage room (12 m ²) with shelves and wardrobe.

The heart, however, is a large cozy room (27 m ²) that can be used freely for different purposes, whether as a second living room, cinema room, gym, studio, music room / rehearsal room, guest rooms or everything together. Here each person has the opportunity to live away from his own room and find room for hobbies, community or:)

We will be happy to send more photos / videos of the rooms to you in individual cases.
Visits are also possible in the short term with the landlady or with us:)

In unserem "Dachsbau" gibt es 2 freie Zimmer mit unterschiedlichen Vorzügen und für unterschiedliche Geschmäcker :)
dazu stehen daußerdem viel zusätzlicher Platz in Gemeinschaftsräumen und dem Garten zur Verfügung.

ZIMMER 1
1. OG (16 m²)
Das erste freie Zimmer ist im 1.OG. Es hat eine Wand mit Schräge und ein großes Fenster, von dem du Richtung Wald schauen kannst. Die Wände sind frisch gestrichen (weiß) und ein neuer Boden wurde verlegt (Eiche Laminat).
Direkt daneben ist des Haupt Bad des Hauses mit Waschbecken, Dusche und Fenster.
Im 1. OG sind noch zwei weitere Zimmer. Auf dieser Etage wohnen wir also zu dritt und teilen uns auch das Bad (7,8 m²) zu dritt.

ZIMMER 2
2. OG - Dachgeschoss (29 m² mit Schrägen) - Bad (3 m²) - Kleiner Vorraum (3 m²)
Für Menschen, die viel Rückzug brauchen eignet sich vor allem das gemütliche, helle Zimmer im Dachgeschoss (2. OG), mit eigenem kleinem Bad (Toilette und Dusche mit Fenster). Es ist das einzige Zimmer im 2. OG also quasi deine ganz eigene Etage und über eine Wendeltreppe zu erreichen (mit kleinem Vorraum).
Es gibt hier 4 große neue Dachfenster mit Sonnenschutz. Die Dämmung ist auch neu und sollte auch bei heißen oder kalten Tagen trotzdem für ein gutes Klima sorgen. Es ist frisch gestrichen (weiß) sowie ein neuer Boden (Eiche Laminat) verlegt.

GEMEINSCHAFTSZIMMER :)

EG
Es gibt im EG einen geräumigen Eingangsbereich (16 m²) (mit einem Schrank), ein Gäste WC, eine Gemeinschaftsküche (12 m²) (gepflegt und alle nötigen Geräte dabei), und ein großes, helles Wohn- und Esszimmer (42 m²) mit Fensterfront und Zugang in den Garten und auf die Terasse mit Markise.

GARTEN
Wer gerne gärtnert und/oder es genießt im Grünen zu entspannen wird sich hier wohl fühlen, es gibt eine Rasenfläche, unterschiedliche Stauden und einen Pflaumenbaum. Es gibt auch noch einen Geräteschuppen in man seine Fahrräder o.Ä. unterstellen kann.

KELLER
Im trocknen und ausgebauten Keller gibt es eine Waschküche (9 m²) mit Waschmaschine und Trockner, einen warmen Raum zum Wäsche aufhängen ( 12 m²) und einen Raum als Stauraum (12 m²) mit Regalen und Schrank.

Das Herzstück ist aber ein großer gemütlicher Raum ( 27 m²) der frei für unterschiedliche Zwecke genutzt werden kann, ob als zweites Wohnzimmer, Kinoraum, Fitnessraum, Atelier, Musizierzimmer/Proberaum, Gästezimmer oder alles zusammen. Hier hat jede Person die Möglichkeit sich auszuleben abseits vom eigenen Zimmer und Raum zu finden für Hobbies, Gemeinschaft oder oder :)
