The room is super beautiful and is beautifully bright due to the large window front to its own balcony (ca 8m2). However, it can also be completely darkened by the roller shutters for sleeping. Thanks to the size of the room, it also allows to split up a bit after living and sleeping area.
The private balcony is south-facing and gets a lot of sunshine so that you can enjoy the time in the summer.

The WG has a very modern facility. It would be completely renovated about 3 years ago and equipped with modern devices. There is everything in the kitchen. There is also a bathroom with underfloor heating, a small guest toilet, as well as a storage chamber and 2 corridors.
A cellar part is included and the garden can also be used.

The WG is located in a quiet residential area, where hardly a car goes along, but is still very central. It is within 10 minutes by bike in downtown.
The canal is also only 5 minutes by bike. Supermarkets, bus stops, cafés, hairdressers and everything else you need is within a few minutes walking distance.
The main railway station is about 20 minutes walk/8 by bike.

Die sonstigen Kosten (Strom, WLAN, GEZ) belaufen sich auf etwa 40-50€ pro Monat. Die sind aber schon in dem angegebenen Preis mit einberechnet und werden wahrscheinlich zu deinem Einzug weniger, da wir einen neuen Internetvertrag abschließen werden.

Eine Waschmaschine, sowie Trockner befinden sich im Gemeinschaftskeller/Waschraum und pro Stunde waschen/trocknen 1€

Beim Auszug würde ich evtl ein paar Möbel gegen einen kleinen Preis da lassen(Bett, Nachttischschrank, balkonstühle). Die Übernahme ist aber keine Pflicht.
Desweiteren fällt evtl ein kleiner Abschlag an.

Bitte nehmt es uns nicht übel, wenn wir erst in der 2. Januar Woche antworten sollten!! Da wir alle in der Heimat sind werden wir erst dann uns zusammensetzen.
