[DE/EN] It is with a bittersweet feeling that I am writing this ad, as I have lived here for several years and have nice memories with my beautiful roommates, Niklas [DE] and Chiamaka [INT].
But to the point -you are looking at a 3-room flat in Eversten, that is 100 meters from a bus stop where bus 314 comes. It comes every 15 minutes during regular times, and you have two opportunities to catch it. A happyshop offers bakery/confectionary stand services seven days a week.
My roommates are wonderful people, that I sadly have not convinced to relocate with me. They have written a bit for themselves in the German text.
THE DEAL: I'm leaving the country in March, but will already be traveling since the end of November. You can have the room furnished for four months or you can have it for an indefinite time. Basically I do not have the inclination to sell everything individually and I am moving far, far away. So you can pay 600 euros to get my stuff at a 70% discount, and then I don't have to come back and sell them in March. The deal is for all items together and the price is set in stone. If you get it for a short time, then I will sell the stuff later. But there will be strong preference to those who want to stay for a long time.

wir bieten dir voll oder zum 23.11.2024 bis zum 31.3.2024 ein schönes 15 m^2 großes WG-Zimmer zur Zwischenmiete oder normale in einer 3er-WG im schönen Stadtteil Eversten an. Wie oben beschrieben, wird unsere Mitbewohner Filippos für einige Monate auf Reisen gehen. Aber wenn Filippos zustimmt, kannst du, wie oben erwähnt, unbegrenzt bleiben.
Dein Zimmer ist komplett möbliert (siehe Bilder).
Die Küche hat so ziemlich alles, was man zum (angenehmen) Leben benötigt. Ein großer Kühlschrank, Waschmaschine, Trockner, Mikrowelle und eine Geschirrspüler sind vorhanden.
Hier kann man auch mal auf ein Bier zusammensitzen.
Das Bad hat eine Badewanne. Der Boiler braucht nur 5 min. bis man schön warm duschen kann (habe da auch schon anderes erlebt :) ).
Die Wohnung hat einen Balkon, der durch mein (Niklas) Zimmer erreicht und genutzt werden kann (im vernünftigen Rahmen). Durch dein Fenster kommst du aber auch direkt drauf.
Im Sommer kann man da prima drauf sitzen und mit dem E-Grill grillen (ein Sonnensegel ist vorhanden). 4 Personen passen mit einem kleinen Tisch und Stühlen gerade so drauf. Normalerweise nutzen wir den aber hauptsächlich für Wäsche. Da hast du dann auch deine Ruhe.
Da in der Nachbarschaft immer mal wieder Tauben nach Nistplätzen suchen haben wir vor dem Balkon ein Netz aufgespannt.
Im Flur gibt es zwei große Wandschränke, in denen Putzzeug und Vorräte aufbewahrt werden können.
Die WG liegt in ruhiger Lage in einer wenig befahrenen Straße in der Nähe vom Olantis.
Die Innenstadt (Pulverturm) ist in ca. 6-8 Min. mit dem Bus und dem Fahrrad erreichbar.
Zur Uni braucht man ca. 15 Min. mit dem Fahrrad und 22 Min. mit dem Bus.
Die FH ist noch etwas näher dran (8-10 Min. mit dem Fahrrad).
Eine Bushaltestelle ist gerade mal 20 m entfernt und der fährt Werktags alle 15 Minuten.
In ca. 30 m Entfernung gibt es einen Happy-Shop, der praktischerweise auch eine Postfiliale und einen Bäcker beinhaltet (auch am Sonntag geöffnet). Da kann man sich prima Pakete hinliefern lassen, wie z. B. zu einer Packstation.
Einkaufsmöglichkeiten sind fußläufig in wenigen Minuten erreichbar (Aktiv, Lidl, Combi, DM).
Parkplätze gibt es immer mehr als genug.
Zur WG:
Da Chiamaka noch deutsch lernt unterhalten wir uns meistens eher auf Englisch. Wäre natürlich gut, wenn du etwas Englisch sprechen kannst, das macht das WG-Leben etwas einfacher. Ich selbst spreche allerdings auch eher zweckmäßig Englisch und das trotzdem immer gut geklappt. Also keine Angst.
Normalerweise organisieren wir unseren Alltag unabhängig voneinander. Zusammen kochen tun wir z.B. eher selten. Man trifft sich aber natürlich mal in der Küche zum Reden oder auf eine Partie Schach (keine Voraussetzung :D).
Ansonsten gilt das Motto leben und leben lassen.
Wenn du mal deine Ruhe haben möchtest, nehme wir da natürlich Rücksicht drauf und das erwarten wir natürlich auch von dir.
Zu mir:
Ich bin Niklas, 27 und Informatikstudent im Bachelor.
Ich bin ein eher ruhiger Typ, mit dem man auch mal zusammen zocken oder rumhängen kann. Da lässt sich sicherlich der ein oder andere Film- oder Serienabend organisieren. Dabei gilt aber: Alles kann, nichts muss.
Ansonsten spiele ich gerne Schach. Zu richtigen Sportarten habe ich leider noch keinen Zugang gefunden :D

In den Nebenkosten ist bereits alles nach aktuellem Stand enhalten. Internet, Strom, GEZ und auch schon ein um 100% erhöhter Gasabschlag. Da sollte sich also kurzfristig nicht viel ändern. Natürlich teilen wir die Kosten innerhalb der WG auf.
Wobei wir auch die Fläche berücksichtigen. Wir beiden zahlen jeweils etwas mehr, da unsere Zimmer auch größer sind.
Natürlich freuen wir uns darauf dich persönlich kennenzulernen. Auf Wunsch bieten wir aber auch eine Besichtigung per Videochat (z. B. Whatsapp) an.

Our process: The information here is mainly aimed at internationals who will live in a German WG for the first time, however it might be useful to everyone. The summary is: Be yourself, be kind, and enjoy the process :)
We want to be transparent about the process, from being invited to a viewing to how we arrive at our final decision. We share this information because we find that it is to the benefit of people new to WG-life to see how the internal process works. Here are our steps:
1. We collect the incoming messages and ask for clarification if necessary.
2. We make a pre-selection at the message stage. Depending on the number of incoming messages, we invite between four and eight people for the viewings. We decide whom to invite by discussing between us. The criterion here is the mutual fit with the WG. A clear and informative message conveys the fit better. Specifically addressing any particular things in the ad, if it has e.g. Zwischenmiete (interim tenancy) or Ablösevereinbarung (takeover costs), or any cultural connection points helps us see that you have a better fit.
3. We send a link with possible viewing times to the ones we feel have the best chance for a fit.
4. At the viewings, we again evaluate the prospective new roommates, and their fit to our WG-life. The evaluation is bidirectional, and we always try to find someone who would enjoy living with us.
5. After the viewings we discuss and share perspectives. We sleep on the information, and we arrive at a joint decision. The criterion is with whom we would share the happiest life.
6. You move in, and our life together begins.
Our advice: There is no right profile, only good people. Relax and be yourself. We like you better that way :)
