Das angebotene Zimmer ist relativ groß (zwischen 28 und 34 Quadratmeter je nach Messung und ob man die Dachschräge korrekt miteinberechnet) und hell, da es zur Südseite liegt. Trotz der Lage direkt zur Mainzer Straße ist es durch die neuen Fenster sehr ruhig. Zusätzlich zum großen Zimmer ist in der WG noch ein kleines weiteres Zimmer, das ich zur Zeit als kleines Wohnzimmer und Gästezimmer benutze, mein aktuelles Zimmer, eine große Wohnküche und ein modernes Bad mit neuer Waschmaschine.
Die Küche ist neu zusammen und eingebaut und hat neben einem Elektro-Herd, Spüle und Mikrowelle auch einen großen Kühlschrank mit 3 Gefrierfächern. Aktuell ist die Küche noch ohne Spülmaschine, aber der Einbau ist bisher eingeplant, sollte man sich dann in Zukunft nicht doch zu zweit dagegen entscheiden.
Ansonsten wäre ich je nach Vorschlag auch bereit innerhalb der Wohnung die Räume zu tauschen oder anderweitig zu nutzen je nach dem wie sich die Konstellation ändert würde sich dann natürlich auch der Mietpreis ändern, das würde ich dann aber in einem WG-Casting erst genauer besprechen. Die Raumeinteilung der Wohnung kann man dem beigefügten Grundriss entnehmen (Die angegebenen Quadratmeter im Grundriss bitte nicht zu genau nehmen, ich hab die Räume vereinfacht und ohne Dachschräge eingezeichnet und im Vorhinein auch nicht super genau messen können).
Die Miete enthält Internet, Strom, GEZ und Heizkosten. Es kommt also voraussichtlich nichts mehr dazu und die 550€ sind sozusagen all inclusiv.
The offered room is relatively large (between 28 and 34 square meters, depending on the measurement and whether the sloped ceiling is correctly included) and bright, as it faces south. Despite its location directly on Mainzer Straße, it is very quiet thanks to the new windows. In addition to the large room, the shared apartment (WG) has another small room, which I currently use as a small living room and guest room, my current room, a large eat-in kitchen, and a modern bathroom with a new washing machine.
The kitchen is newly assembled and installed, and it includes an electric stove, sink, microwave, and a large refrigerator with three freezer compartments. At the moment, the kitchen does not have a dishwasher, but its installation is planned unless we both decide against it in the future.
Depending on the proposal, I would also be open to swapping or using the rooms differently within the apartment, depending on how the arrangement changes. Naturally, the rent would change accordingly, but I would discuss that more precisely during a WG casting. You can find the room layout in the attached floor plan (please do not take the indicated square meters in the floor plan too literally, as I simplified the rooms and drew them without the sloped ceiling, and couldn’t measure them super accurately in advance).
The rent the includes internet, heating, electricity and GEZ. That means the 550€ is more or less an all inclusive rent.
Die Wohnung liegt in St. Johann in der Mainzer Straße nahe des/im Viertel "Am Staden". Trotz der Lage direkt an der Mainzer Straße ist die Wohnung vergleichsweise ruhig und hat zusätzlich die Lage in einen großen ruhigen Innenhof. Die Tram fährt quasi direkt vor der Tür und der Supermarkt Penny befindet sich auch in direkter Nähe. In ca. 5 Minuten Fußweg befinden sich noch weitere Supermärkte(Aldi, Lidl und Edeka), die Saarwiesen am Staden und eine Bushaltestelle von der man direkt zur UdS fahren kann. Auch in die Innenstadt oder ins Nauwieser Viertel gelangt man schnell über die Tram oder in 10 min zu Fuß. Ansonsten sind direkt in der Umgebung noch ein paar Imbisse und Cafes, ein großes Fitnessstudio, ein Gemüseladen und eine Bank.

Despite its location directly on Mainzer Straße, the apartment is relatively quiet and also has a view of a large, quiet courtyard. The tram stops almost right in front of the door, and the Penny supermarket is also very close by. Within about a 5-minute walk, there are more supermarkets (Aldi, Lidl, and Edeka), the Saarwiesen at Staden, and a bus stop that provides direct access to the University of Saarland (UdS). The city center and the Nauwieser Viertel can also be quickly reached via the tram or within a 10-minute walk. Additionally, there are a few small restaurants, cafes, a large gym, a vegetable store, and a bank in the area.

ich bin Tobias bin 26 Jahre alt und habe Mitte Dezember des letzten Jahres meine Promotion an der UdS angefangen und bin daher frisch nach Saarbrücken gezogen in die Wohnung mit dem hier angebotenen WG-Zimmer :).
In meiner Freizeit koche ich gerne, treffe mich mit Freunden (zum Essen/Kochen, Spieleabend, was gemeinsam trinken, Sport machen oder feiern gehen) mache vor allem im Sommer gerne mal draußen Sport (Basketball, Fußball, Padel-Tennis, Beach-Volleyball). Ansonsten bin ich auch relativ breit interessiert und man findet mit mir auch gelegentlich ein passendes interessantes Gesprächsthema ;).
In der WG würde es mich natürlich freuen, wenn man sich gut versteht und zwanglos mal in der Freizeit was unternimmt, wenn man Lust hat. Natürlich soll es für dich als auch für mich in der WG die Möglichkeit geben sich zurückziehen zu können und ein möglichst angenehmes und respektvolles Miteinander in der WG damit zu schaffen. Ansonsten wäre es mir wichtig, dass man die gemeinsam genutzten Räume sauber hält, vermutlich in Zukunft dann auch, anhand eines Putzplanes. Selbstverständlich kann man auch Freunde in die WG einladen, WG-Partys wird es in der Form aber vermutlich eher nicht geben, da im Haus auch Familien leben.

I'm Tobias, 26 years old, and I started my PhD at UdS in mid-December last year. I recently moved to Saarbrücken into the apartment with the WG room offered here. :)
In my free time, I enjoy cooking, meeting friends (for eating/cooking, game nights, having drinks, doing sports, or going out), and in the summer, I like to do sports outdoors (basketball, soccer, padel tennis, beach volleyball). I also have a broad range of interests, so you’ll often find a suitable and interesting topic to discuss with me. ;)
In the WG, I would be happy if we get along well and occasionally do things together in our free time if we feel like it. Of course, both you and I should have the opportunity to retreat to our rooms to ensure a pleasant and respectful coexistence in the WG. Additionally, it’s important to me that the shared spaces are kept clean, likely with the help of a cleaning schedule in the future. Naturally, you’re welcome to invite friends over, but WG parties in the traditional sense probably won’t happen, as there are also families living in the building.
