2 WG with living room & great conservatory 2er WG mit Wohnzimmer & tollem Wintergarten

The apartment is located at the upper end of the Lehenstraße - so super quiet, but still you are at Marienplatz within 10 minutes. You can also find a parking lot:)

In the vicinity is the Breadique, a great bakery; to the supermarket and dm there are max 10 minutes walk (Marienplatz). Yoga studios are also nearby, as well as restaurants and cafes.

You can also get out of town very quickly via the old wine trails - by car or by car.

I love the location here because it is so quiet but you are right in town, and it is not as tightly built as the West.

Die Wohnung liegt am oberen Ende der Lehenstraße - also super ruhig, aber dennoch ist man innerhalb 10 Minuten am Marienplatz. Man findet auch meistens einen Parkplatz:)

In der Nähe befindet sich die Brotique, eine tolle Bäckerei; zum Supermarkt und dm sind es max. 10 Minuten zu Fuß (Marienplatz). Yogastudios gibts auch in unmittelbarer Nähe, sowie Restaurants und Cafes.

Über die alte Weinsteige kommt man auch sehr schnell raus aus der Stadt - mit der Zacke ab der Liststraße oder per Auto.

Ich liebe die Lage hier, weil es so ruhig ist aber man direkt in der Stadt ist, und es auch nicht so eng bebaut ist wie der Westen.

Hello dear future roommate, my name is Tanja, I am 31 & working in the field of organizational development at a group here in Stuttgart.

In my spare time I drive a lot of racing bike & engraving, go with my girls to yoga, in the Black Forest cross-country skiing, hiking, or care for my chili plants in the winter garden. There is enough room for your plants, if you want gardeners. And the conservatory is great to have a bit of natural feeling in the city and to sit in spring, summer or autumn with a glass of wine “outside”. I also like to cook (also for others:)), especially Mexican. I am also to have joint activities. So far I have lived in different WGs and appreciate a harmonious, friendly relationship. Cleanliness and order are also important to me.

Hallo liebe zukünftige Mitbewohnerin, ich heiße Tanja, bin 31 & arbeite im Bereich Organisationsentwicklung bei einem Konzern hier in Stuttgart.

In meiner Freizeit fahre ich viel Rennrad & Gravel, gehe mit meinen Mädels ins Yoga, im Schwarzwald Langlaufen, Wandern, oder pflege meine Chilipflanzen im Wintergarten. Dort ist übrigens auch genug Platz für deine Pflanzen, wenn du auch Lust auf Gärtnern hast. Und der Wintergarten ist prima, um ein bisschen Naturfeeling in der Stadt zu haben und im Frühling, Sommer oder Herbst mal mit einem Glas Wein „draußen“ zu sitzen. Ich koche ausserdem sehr gerne (auch für andere:)), vor allem mexikanisch. Für gemeinsame Aktivitäten bin ich auch zu haben. Bisher habe ich in verschiedenen WGs gelebt und schätze ein harmonisches, freundschaftliches Miteinander. Sauberkeit und Ordnung sind mir ebenfalls wichtig.

There is a parking space behind the house and a private cellar room as well as a house bike room where nothing gets away. The house community is very relaxed, one accepts mutual parcels and leaps in the staircase. The master's service is also included, so no Kehrwoche :D

The draw is flexible, after consultation also later possible.

In the living/dining room there will be changes regarding the furnishing (table, sofa, TV & loudspeakers come out). I can then show you the current level of planning with regard to new sofa/seat corner and dining corner :)

The detachment amount refers to the new washing machine and refrigerator, the attached lighting in the kitchen, the hallway mirror, conservatory chair and the new sofa (comes in April). I'd hold these items in a list, and we'll charge it when we move out.

In the first step, by the way, I don't need the documents (Schufa (request now) , etc.), only later for the landlords. The landlords also need the self-evident. Ideally, you are in a firm working relationship. The landlords want a main renter (what I take), i.e., we will then set up a sub-rental contract and the landlords will issue the certificate so that you can register with residence here.

Es gibt einen Stellplatz hinter dem Haus und einen privaten Kellerraum sowie einen Haus-Fahrradraum, in dem nichts wegkommt. Die Hausgemeinschaft ist sehr entspannt, man nimmt gegenseitig Pakete an und schwätzt mal im Treppenhaus. Der Hausmeisterservice ist ebenfalls inkludiert, also keine Kehrwoche :D

Der Einzug ist flexibel, nach Rücksprache auch später möglich.

Im Wohn-/Esszimmer wird es Veränderungen geben was die Möblierung angeht (Tisch, Sofa, TV & Lautsprecher kommen raus). Den derzeitigen Planungsstand bezüglich neuem Sofa/Sitzecke und Essecke kann ich dir dann vor Ort zeigen :)

Die Ablösesumme bezieht sich auf die neue Waschmaschine und den Kühlschrank, die angebrachte Beleuchtung in der Küche, den Flur-Spiegel, Wintergarten-Sessel und das neue Sofa (kommt im April). Diese Gegenstände würde ich dann in einer Liste festhalten, und bei Auszug verrechnen wir das.

Die Dokumente (Schufa usw.) brauche ich im ersten Schritt übrigens noch nicht, nur später dann für die Vermieter. Die Vermieter benötigen auch die Selbstauskunft. Idealerweise stehst du in einem festen Arbeitsverhältnis. Die Vermieter möchten eine Hauptmieterin (was ich übernehme), d.h., wir setzen dann einen Untermietvertrag auf und die Vermieter stellen die Bescheinigung aus, damit du dich mit Wohnsitz hier melden kannst.
