Großes, helles, frisch renoviertes Zimmer mit eigenem Balkon.
Es gibt keine Nachbarn, wenn man aus dem Fenster sieht - nur ein Sportplatz und eine Turnhalle.
Die anderen Bewohner im Haus sind rücksichtsvoll und ruhig.
Das Zimmer ist möbliert - 3-teiliger Kleiderschrank, zwei große Regale 140-Bett und Schreibtisch.
Eigene Einrichtung kann zusätzlich, und nach Absprache auch statt der bestehende, genutzt werden.
Die Essküche ist ebenfalls komplett neu und bietet bei einer angenehmen Raumaufteilung und Beleuchtung genug Stauraum, viel Arbeitsfläche und neue Geräte wie zB einen Induktionsherd.
Das Bad (siehe Bild) ist mit Marmor verfließt und verspiegelt, wirkt angenehm groß und bietet eine separate Badewanne und Dusche.
Klo separat.
Es gibt auch ein kleineres Zimmer ohne Balkon (~11m² in der selben WG zu mieten)

The apartment
Large, bright, newly renovated room with private balcony.
There are no neighbors when you look out the window - just a sports field and a gym.
The other residents in the house are considerate and quiet.
The room is furnished - 3-piece wardrobe, two large shelves 140cm bed and desk. Own furniture can be brought in addition to the existing ones.
The dining kitchen is also completely new and offers enough space and lighting, plenty of work space and new appliances such as an electric stove, dishwasher and washing machine in the flat.
The bathroom (see picture) is marbled and mirrored, pleasantly large and offers a separate bath and shower.
Separate toilet.
There is also a smaller room without balcony (~ 11sqm to rent in the same flat)
Die nächste Straßenbahnhaltestelle ist die 42er-Haltestelle Antonigasse. Damit kommt man rasch zu AKH und Schottentor. Auch der 9er hält um's Eck und zur S-Bahn-Station Gersthof sind es entweder 850m zu Fuß oder 2 Stops mit der 9er. Parkplätze direkt vor dem Haus sind ausreichend vorhanden.
Das Haus liegt höher als die meisten umliegenden Häuser. Die Wohnung ist westseitig ausgerichtet und alle Fenster bieten einen Blick auf Sonnenuntergänge über dem Wienerwald. Dank des gegenüberliegenden Postsportvereins (Tennis, Fußball, Squash, Bowling, Volleyball etc.) schauen keine Nachbarn in die Wohnung und der Ausblick ist weitgehend unverbaut.
Sternwartepark, Türkenschanzpark, Wienerwald, Schafbergbad bietet ausreichend Möglichkeit zu Sport und Erholung im Freien.

Location
The closest tram stop is the 42-stop Antonigasse. This quickly leads to AKH and Schottentor. Also the 9 stops around the corner. The S-Bahn station Gersthof is either 850m on foot or 2 stops with tram 9. Parking spaces directly in front of the house are sufficiently available.
The house is higher than most surrounding houses. The apartment is on the west side and all windows offer a view of the sunsets above the Wienerwald. Thanks to the opposing postsport club (tennis, football, squash, bowling, volleyball, etc.) no neighbors look into the apartment and the view is largely unobstructed.
Nearby parks such as Sternwartepark, Türkenschanzpark, Wienerwald, and Schafbergbad offer enough opportunities for sports and recreation outdoors.
WG-Leben
Ich habe die Wohnung gekauft und renoviert. Jetzt mache ich eine berufstätigen WG daraus. Die anderen beiden Zimmer der 3er WG sind daher derzeit zu mieten.
Ich habe International Management und Internationale Entwicklung studiert, arbeite vollzeit und mache nebenbei weitere Ausbildungen. Wenn ich zu Hause bin lerne ich oft. Sonst lese ich gerne Zeitung und unterhalte mich darüber was da drin steht. Den Sportteil lasse ich allerdings aus und mache Sport lieber selbst.
Ich bin meistens ziemlich ausgebucht. Ich wünsche mit von meinen Mitbewohnern, dass sie verlässlich zahlen, ruhig, sauber und rücksichtsvoll sind. Ein bisschen abendlicher Smalltalk, hin und wieder eine tiefergehende Diskussion und gemeinsamer Sport - Laufen, Rennrad und eigentlich alles andere :-) - freuen mich auch ziemlich.

WG-life
I bought the apartment this year and renovated it. Now I want to turn it into a flatshare for professionals. Out of the total of 3 bedrooms, two of the rooms are currently up for rent.
In Uni I studied international management and international development, and I now work full-time and do some further training. When I'm home I often study. Otherwise, I like to read newspapers and talk about current events. I also like to do a lot of sports.
I like to keep busy and go out often. I want flatmates who are reliable, quiet, clean and considerate. Some chats in the evening now and then together or doing sports - running, racing biking or actually anything else ? – would be great.
Im Haus gibt es einen Garten, einen Fitnessraum, einen Tischtennisraum und einen Spa-Bereich mit Sauna, Solarium, Liegen, Duschen und Sitzbereich.
Alles schön gepflegt und fast jederzeit benutzbar. Siehe Fotos
Alle Fenster verfügen über Außenrollläden. die helfen die Zimmer nachts voll abzudunkeln und die Wohnung im Sommer kühl zu halten - bzw. bei 40°C außen zumindest erträglich :-)

All windows have external roller shutters. Which help to darken the rooms at night and keep the apartment cool in summer - or at 40 ° C outside at least bearable ?
