Mein Freund und ich vermieten unsere Wohnung vom 28.02.-31.03.2024 für ZWEI MONATE. Wir verreisen und suchen nach netten Mietern, die unsere Wohnung in der Zwischenzeit nutzen möchten. Die Wohnung ist hell, komplett möbliert, liegt im 1.OG/ Hochparterre und ist in 3 Wohnräume unterteilt. Dazu kommen Flur, Bad und Küche. Die Wohnung ist für ein Paar, eine kleine Familie oder auch als WG geeignet. Haustier leider nicht erlaubt (wegen Allergien).

Our bright flat is located in "Hochparterre" (high ground floor) and divided into 3 rooms. It is suitable for either a couple, a small family or a shared living. It is entirely furnished and you will be able to come in with simply your suitcases in hand. Unfortunately, pets are not allowed due to allergies.

Mon copain et moi louons notre appartement pour 2 mois, du 28 Janvier au 31 Mars 2024. Nous voyageons à cette période et cherchons donc des locataires sympas qui seraient intéressés par une solution temporaire. L'appartement se compose de 3 pièces séparées, est très lumineux et se situe en entre-sol (càd tous les avantages du rdc mais sans les inconvénients!). Il conviendra parfaitement à un couple, à une colloc' ou à une petite famille. Complètement meublé et équipé, vous n'aurez qu'à poser vos valises! Malheureusement nous ne pouvons accepter les animaux de compagnie car je suis allergique.

Die Wohnung liegt im Osten von Friedrichshain und hat einen sehr guten Anschluss zum ÖPNV. Die nächstgelegenen Stationen sind folgende:
- U/S Frankfurter Allee (5 Gehminuten entfernt)
- S & Regio Ostkreuz (10 Gehminuten entfernt)
- Tram 16, M13,21, & Bus 240 (3 Gehminuten entfernt)
Vom S-Bahnof Ostkreuz braucht ihr nur 12 min bis zum Flughafen Schönefeld und 15 min bis zum Hauptbahnhof (beides ohne Umsteigen).
Ein großer Edeka liegt quasi auf der anderen Straßenseite und in 5 Gehminuten Entfernung gibt es einen LIDL und Penny Supermarkt. Der nächste Bio Supermarkt befindet sich im Ringcenter @ S Frankfurter Allee (10min entfernt). Daneben hat Edeka ein großes bio und vegan Sortiment.
In der Gegend gibt es viele Clubs und Bars, die Wohnung liegt jedoch in einer ruhigen Seitenstraße. Außerdem sind diverse Parks und Spielplätze einfach per Fuß zu erreichen. Die Nähe zur S & U Bahn sind praktisch und sparen viel Zeit. Es gibt ausreichend Platz um Parken.

The apartment is ideally located in the east part of Friedrichshain. The closest public transports nearby are:
- U-Bahn/S-Bahn Frankfurter Allee, 5 minutes walking
- S-Bahn Ostkreuz, 10 minutes walking
- Trams: 16, M13, and 21, 3 minutes walking.
You have 1 minute walk from the closest supermarket Edeka (very big one), and 5 minutes from the discounter Lidl. For a Bio supermarket you will have to go to Frankfurter Alle Ringcenter, but our Edeka offers a large range of organic food!
It is very close to many bars and clubs (10minutes walking) but it is located in a very quiet street so you will never be disturbed by loud people or by loud traffic. The access to the Ringbahn and the central S-Bahn line is very practical to travel around Berlin.

L'appartement se trouve idéalement situé dans l'est de Friedrichshain. Les transports en communs les plus proches sont :

Le supermarché le plus proche est à 1 minute (Edeka) et les discounts Lidl et Penny sont à minutes de marche. De nombreux bars et clubs sont accessibles à pied mais notre rue est très calme et il n'y a ni traffic ni hominidés bruyants ;) Enfin l'accès au Ringbahn et à la ligne central de Sbahn permet de se déplacer très facilement dans Berlin. Si tu te déplaces davantage en vélo, nous disposons d'une grande cour intérieur fermée où tu pourras verrouiller ton vélo en sécurité. Et en voiture, la rue offre la majeure partie du temps de nombreuses places de parking.

Ich bin die Besitzerin der Wohnung, daher wird der Mietvertrag direkt mit mir abgeschlossen. Es ist eine Kaution in Höhe von 1000 EUR nötig, da die Wohnung komplett möbliert und die Küche brandneu ist. Sie enthält unter anderem eine neue Spülmaschine, Induktionskochplatte, Kühl- /Gefrierschrank und eine Waschmaschine. Die Höhe der Kaution ist notfalls verhandelbar. Es ist auch kein Problem einige Tage früher oder länger in der Wohnung zu bleiben, da wir ein Gästezimmer haben. Wir sind flexibel und können alles weitere gerne persönlich besprechen.

I am owning the apartment, so you will be making a contract directly with me. I am asking for a deposit of 1000 euros because it is fully furnished and our kitchen is brand new. It includes quality electric appliances such as a dishwasher, induction stove, fridge, freezer, and washing machine, that's why I ask for a deposit. We can negotiate it if you need. If you need a couple of days before or after our dates we are totally open to having you longer as we have one guest room we do not use (the second bedroom). The best is simply to talk directly about all of this, we will be very happy to meet you!

Je suis propriétaire de cet appartement donc vous contracterez directement avec moi et ceci n'est pas une sous-location. Sachant que l'appartement est entièrement équipé d'électroménagers neufs et de bonnes qualité, je demande une caution. On peut négocier ensemble la valeur de cette caution. Si vous avez besoin de flexibilité concernant les dates ce n'est pas du tout un problème. Vous pouvez même rester plus longtemps si besoin est dans la chambre d'ami. Le mieux sera d'en parler ensemble si l'appartement t'intéresse!
