Die teilmöbilierte Wohnung befindet sich in der 5. Etage, im Dachgeschoss, und ist sehr hell. Das Beste an Ihr sind wahrscheinlich die beiden Dachterrassen: die etwas kleinere ist zum Osten ausgerichtet und ist daher sonnig am Morgen, die grössere ist zum Westen ausgerichtet und bietet somit jeden Abend einen sehr schönen Blick auf den Sonnenuntergang.
Die Wohnung wurde 2015 komplett saniert. Der komplette Wohnraum ist mit Holzboden ausgestattet und die Wände sind weiss gestrichen (demnächst müsste sicherlich mal wieder neu gestrichen werden aber ich finde es noch okay) - ausser in der Küche, dort sind die Wände teils Türkis.
Die Wohnung hat vier Zimmer, die Wand zwischen dem Wohn- und Ess(oder Arbeits-)zimmer ist jedoch nicht komplett geschlossen, i.e. hat einen Durchgang. Es gibt zwei separate Schlafzimmer, da eins jedoch kleiner ist als das andere, ist es meiner Meinung nach eine perfekt Wohnung für ein Paar mit oder mit ohne Kind.
Das Bad ist modern gestaltet, mit Fussbodenheizung und Glaswand-Dusche und eine Badewanne ist auch da.
Die Küche ist recht klein, hat aber ein großes Fenster und das Wichtigste - Herd (AEG), Kühlschrank, Regale und ein paar Kochutensilien - ist vorhanden.
Ich habe auch ein paar Pflanzen in der Wohnung und da ich sie schon seit vielen Jahren habe, würde es mich freuen, wenn du dich gut um sie kümmerst.
The partially furnished apartment is located on the top floor, in the attic, and is very sunny and bright. Its best feature are probably the two rooftop balconies: the smaller one faces East and hence has lots of sunlight in the morning, the bigger one faces West and hence provides a great view of the sunset every evening.
The apartment was remodeled and renovated in 2015 and comes with wooden floors and white walls (it could benefit from a new paint job, but in my opinion it is still okay) - outside of the kitchen, which has turqouise-colored walls.
It has four rooms, however, the wall between the living and dining (or work or whatever) room is not fully closed, i.e. there is a passage way connecting them. Although there are two separate bedrooms, one of them is smaller than the other one, thus turning it into a perfect apartment for a couple with or without a child.
The bathroom has a modern design, including glass shower cabinet and floor heating. There is also a bath tub (a great asset during cold Berlin winters).
The kitchen is relatively small, but has a big window, and comes with the most important stuff, such as a stove, fridge, sink and shelves.
I have a few plants in the apartment and since they have been with me for a couple of years, it would be great if you could take care of them.
Die Wohnung befindet sich im Herzen Neuköllns - nicht weit vom Rathaus Neukölln entfernt - und ist zwischen der Sonnenallee und der Westerstrasse, welche für ihre vielen Bars, Cafes und Boutiquen bekannt ist , angesiedelt. Daher ist so ziemlich alles was für den Berliner Alltag von Wichtigkeit ist in wenigen Gehminuten zu erreichen: verschiedene Supermärkte befinden sich in der direkten Umgebung (z.B. Rewe, Lidl und Biocompany), der Anschluß an öffentliche Verkehrsmittel ist gut (M41 und U7), und verschiedene Parks (z.B. der Wildenbruchplatz), sowie der Landwehrkanal, liegen fast unmittelbar vor der Haustür.
The apartment is located in the heart of Neukölln - not far away from the district's city hall. It is situated in between Sonnenallee and Weserstrasse, which is famous for its' many bars, cafes, and boutique stores. Hence, pretty much anything that is important to everyday life in Berlin is in close proximity: different supermarkets (Rewe, Lidl, Biocompany) are within walking distance, access to the public transport system (M41 and U7) is nearby, and parks (for instance the Wildenbruchplatz), as well as the Landwehrkanal, are located in the immediate surroundings.
Die Wohnung ist teils möbiliert. Waschmaschine, Staubsauger und Flachbildfernsehr sind vorhanden. Im Mietpreis sind außerdem Wifi und Rundfunkbeitrag beeinhaltet.
Ich vermiete meine Wohnung befristet, da ich beruflich für einen längeren Zeitraum ins Ausland gehe. Abhängig von meiner Situation kann es jedoch sein, dass wir den Mietvertrag vor Ablauf im Juli nochmal verlängern können. Weiteres können wir beim Besichtigungstermin besprechen.
Bitte beachte, dass die Wohnung wegen ihrem Schnitt nicht für eine 3er WG geeignet - aber perfekt für 2 Personen oder einen kleine Familie - ist.

The apartment is partially furnished, including a washing machine, a vacuum cleaner and a flatscreen TV. Also, a wireless highspeed internet connection is included in the rent.
The rent contract is limited, since I am moving for job-related reasons overseas . Yet, there is a possibility that we could renew the rent contract for another year or so before July. We can talk about this in more detail when we meet in person at the apartment viewing.
NOTE: due to the layout, I the apartment is best suited for 2 people or a small family and is not suitable for a three person "WG".
