Gemütliche 3-Zimmer-Wohnung zur Untermiete mitten in Kreuzberg

Von Anfang November 2024 bis Ende Februar 2025 vermieten wir unsere liebevoll eingerichtete und voll ausgestattete Wohnung unter (nur für den gesamten Zeitraum). Ein Zimmer wäre schon ab Anfang Oktober zu vermieten, dann mit uns als Wohnungsmitbewohner.

Die Altbauwohnung mit Holzdielen hat ca. 95m²: 3 Zimmer und eine gemütliche Wohn­küche, Vollbad mit Duo-Wanne, Ankleidezimmer, Flur und Gäste-WC. Da zwei der Zimmer Durchgangszimmer sind, ist sie für Familien oder Pärchen geeignet, nicht als WG. Momentan sind die 3 Zimmer die ihr nutzen werdet als (Kinder-)Schlafzimmer, Wohnzimmer und Arbeitszimmer eingerichtet, wir können sie aber nach Bedarf umstellen und umfunktionieren und z.B aus dem Wohnzimmer ein zweites Schlafzimmer machen. Es gibt nämlich noch ein viertes Zimmer welches nicht mitberechnet ist und nicht zur Vermietung steht, in welches wir persönliche Gegenstände räumen werden damit ihr schön viel Platz habt.

HEIZEN: Bad und Küche haben Gasheizungen, die Zimmer haben Kohle­öfen. Wir suchen Untermieter die im besten Fall schon Erfahrung mit Öfen haben oder sich darauf einstellen möchten – wir zeigen euch natürlich wie es am besten geht. Einerseits muss man vorausschauend (und aufwendiger) heizen, andererseits bieten sie eine ganz andere gemütliche Wärme. Wir stellen Anzündholz und 1 Tonne Kohle zur Verfügung, die für uns immer den ganzen Winter gereicht hat.

PREIS: Der Preis inkl. Internet, Strom- und Gasabschlag, Kohle und GEZ ist 1.575,- pro Monat. Strom und Gas lesen wir bei den Übergaben ab und rechnen dann ggf. übermäßigen Verbrauch zusätzlich ab. Für den Fall, dass du eines der Zimmer schon im Oktober mieten möchtest, wäre die Miete in dem Monat natürlich weniger (550€).

From the beginning of November 2024 until the end of February 2025, we are subletting our lovingly furnished and fully equipped apartment (only for the entire period). One room is also available for rent from the beginning of October, during that month with us as flatmates.

The apartment is in an old building with wooden floorboards and has approx. 95m²: 3 rooms and a cozy dining/kitchen, full bathroom with duo-tub, dressing room, hallway and guest toilet. As two of the rooms are walk-through rooms, it is best suitable for families or couples. At the moment, the 3 rooms you will be using are set up as (children's) bedroom, living room and office, but we can rearrange and convert them as required, e.g. turn the living room into a second bedroom. There is a fourth room which is not included and is not for rent, in which we will store personal belongings so that you have plenty of space.

HEATING: Bathroom and kitchen have gas heating, the rooms have coal furnaces. We are looking for tenants who in the best case already have experience with furnaces, or are willing to learn - on the one hand, you have to heat with foresight (and more effort), on the other hand, they offer a completely different cozy warmth. We provide kindling and 1 ton of coal, which has always lasted us the whole winter.

PRICE: The price incl. internet, electricity and gas advance, coal, broadcasting fee etc. is 1.575,- per month. Electricity and gas will be read at the time of handover and any excess consumption will be charged additionally (but should be fine). If you would like to rent one of the rooms in October, the rent in that month would of course be less (550€).
