Möblierte 3-Zimmer-Wohnung für ein Jahr zur Untermiete – Verlängerung möglich / Furnished 3-Room Apartment for One Year – Extension Possible

Für unseren Job ziehen wir temporär ins Ausland und möchten daher unsere möblierte Wohnung für ein Jahr mit Option auf Verlängerung untervermieten. Uns wäre es wichtig, dass die Untermieter verlässlich und ordentlich sind und dass sie hoffentlich genau so viel Freude an dieser schönen Wohnung haben, wie auch wir bisher.

Die Wohnung ist 85,5 m² groß und verfügt über:
- sehr geräumiges Wohnzimmer
- großes Schlafzimmer mit einem Zugang zu einem Außenbereich/“Terrasse“
- modernen Flur mit Stauraum
- Badezimmer mit Tageslicht
- vollausgestattete Küche
- Abstellkammer, welche in einen begehbaren Kleiderschrank umfunktioniert wurde
- Kleines Gäste- bzw. Arbeitszimmer

Die Wohnung ist komplett ausgestattet, von allen notwendigen Küchengeräten und Geschirr hin zum Fernseher und Stereoanlage sowie einem Arbeitsplatz mit einem Verstellbarem Tisch. Obwohl sie sich im Erdgeschoss befindet, ist sie sehr hell, da die umliegenden Gebäude nicht hoch bzw. recht weit entfernt sind und die Sonne gut rein scheint.

Die o.g. Mietpreis umfasst bereits alle Kosten, sprich die Kaltmiete, Nebenkosten und die Kosten für Strom und Internet.

!!! Wichtig !!!: Die Wohnung wird ohne das kleine Gäste- bzw. Arbeitszimmer vermietet. Dieses möchten wir behalten und bei gelegentlichen Besuchen in Berlin (max. 2-3 im Jahr) nutzen. Selbstverständlich würden uns aber vorher ankündigen und den Zeitraum mit euch absprechen. Somit wäre die Wohnung quasi eine WG, aber mit Mitbewohnern, die fast nie da sind. Die Nutzung des Zimmers in unserer Abwesenheit wäre nach Absprache möglich.

We are temporarily relocating abroad for work and would like to sublet our apartment during this period. It is important to us that the subtenants are reliable, tidy, and respectful in their use of our furniture and belongings, and that they hopefully enjoy this beautiful apartment as much as we have so far.

The apartment is 85.5 m² and includes:

A very spacious living room
A large bedroom with access to an outdoor area/“terrace”
A modern hallway with storage space
A bathroom with natural light
A fully equipped kitchen
A storage room that has been converted into a walk-in closet
A small guest or office room
The apartment is fully furnished, including all necessary kitchen appliances and utensils, as well as a TV, stereo system, and a workspace with an adjustable desk. Although it is located on the ground floor, it is quite bright since the surrounding buildings are not very tall or are quite far away, allowing plenty of sunlight to come through.

The rent mentioned above already includes all costs, i.e., base rent, utilities, and the costs for electricity and internet.

!!! Important !!!: The apartment is rented without the small guest/office room. We would like to keep this room for our occasional visits to Berlin (max. 2-3 times a year). Of course, we would inform you in advance and coordinate the dates with you. In this way, the apartment would essentially be a shared flat (WG), but with roommates who are almost never there. The use of the room in our absence would be possible upon agreement.
