It's about a new shared flat formation. Currently, a total of 2 furnished rooms are available:

(available) Room 1/ "Bedroom": with balcony to south garden: 20sqm for €390 + utilities
(taken) Room 2/ "Living room" with balcony to south garden
(available) Room 3/ "Room": 9sqm for €250 + utilities
(taken) Room 4/ "Study"

plus €100 utility prepayment each room per month

The flat is located in a quiet house with working professionals. Tenants are expected to be respectful of the neighbors' needs. The flat is not suited for parties.

All tenants can access the large communal garden facing south with lots of sun right outside the flat.

The flat is located in a multi-family building with five other tenants, most of them working professionals and of different cultures. So mutual respect and consideration towards the other tenants in the building and within the flat (the flat will have 3-4 flatmates in total) is a must and expected.

It's a quiet, well-kept, and clean building with respectful and quiet tenants, and anyone moving in has to understand that this is not a place to have parties, regular large gatherings, or a space to play loud music that would disturb the other tenants.

The flat is for people who want to live in quiet, mature, safe, and clean place, and know how to be respectful towards other flatmates and tenants in the building. Of course, tenants can have friends over. It's just not a place where loud gatherings, parties, smoking, and playing loud music will be tolerated. Tenants work and go to bed at regular times and the entire building needs their undisturbed sleep.

For anyone who wants to have lots of people over and be free to play music as they wish, this is not the right place. We would expect future tenants to treat the flat and the building accordingly with care and maintain the condition the flat and rooms are in.

We take it very serious to ensure that only people who are a suitable match for the rest of the tenants in the building become tenants.
