Free will be a beautiful 2-room apartment in the 3rd floor (with elevator). The apartment is bright, quiet and offers everything the heart desires: 2 separate rooms - ideal for a WG, fully equipped kitchen with the dishwasher, bathroom, separate toilet and a practical room. The rooms are of different sizes, 12 and 24 m2.

Equipment:
The apartment can be fully furnished - perfect for an uncomplicated start! The following furniture is available: dining table with 4 chairs in the kitchen; in front room; each room has a bed incl. mattress, desk, wardrobes and compasses; the couch in the larger room as well as the washing machine in the bathroom (see photos) do not stay in the apartment

The apartment is located in a quiet, green area in 19. District and yet offers excellent connections: Öffis, shopping and leisure facilities are nearby. Tram D and buses 10A and 39A are just around the corner, station Heiligenstadt (U4, S-Bahn) is approx. 7 min walk away. Spittelau (U6, U4, S-Bahn) is 2 stations with tram D. Nussberg, Kahlenberg and Donaukanal are within walking distance. Billa and Bipa are right around the corner. There are also nearby Penny, Hofer, Apotheke, McDonald's, Fitness,... Approximately 1 km away is Shopping Mall Q19.

Since the two present roommates move out of the apartment, two nice students will be looking for who will continue the WG life in this apartment. Smoking and pets, such as cats or dogs, are unfortunately not allowed in the apartment. The two rooms are separated by the kitchen, which gives good privacy. The central kitchen therefore offers a good place for social entertainment.

The cold rental for the whole apartment is 982€ (including operating costs, heating and hot water). The additional costs (electricity, Internet, ORF contribution, household insurance) amounted to approximately €100. It follows that the larger room approx. 600€ if the smaller room is rented for 500€. The deposit for the apartment is 2000€, which means 1000€ per person. Long-term lease and takeover of the facility against redemption are preferred.
