Eine 3-Zimmer-Whg zur Alleinnutzung für 1 Person (1290€/Monat alles inklusive bei sparsameren Verbrauch) oder einem ruhigem Paar (+ 1.490€ /Monat alles inklusive bei sparsameren Verbrauch), ab 1.10. für mindestens 2 Monate maximal bis 31.01.25. Verlängerung evtl. möglich, wenn kein Wohnungstausch stattfindet. Berlin Mitte/Prenzlauer Berg, 75qm gesamte Whg, (Der 3. Raum ist Abstellraum von mir als Hauptmieterin)
Du/Ihr hättet die Wohnung für diese Zeit alleine. Nachbarn und Vermieter wissen Bescheid. Keine Partys. Keine Wochenendübernachtungen anderer Freunde möglich wegen Nachbarschafts-Lärmschutz.
Die Wohnung soll getauscht werden. Die Untermiete ist deswegen nur bei respektvollem Umgang im Haus möglich.
Regale, Betten mit Matratzen, Spiegel, Schreibtische, TV-Bank, kleines Regal. Stühle, wie Fotos. Fahrstuhl. Schöne Lage.
Homeoffice möglich: WLAN: 1000 mbit/s.
Die Küche ist ausgestattet mit Geschirr, Besteck, Topf, Pfanne, Kühlschrank, Mikro, Wasserkocher, Waschmaschine.
Handtücher, Bettwäsche, Decken, Kissen bei Bedarf vorhanden.
Die Nachbarn sind leise, etwas Trittschall nach unten, jedoch nicht von oben und nicht im Zimmer, sonst ruhig.
Vor dem Haus fährt und hält die Tram M1 und M12.
Eventuell 1-2 Monate zu verlängern. Nach Absprache mit Vermieter.
Die Wohnung wird nach 3-4 Monaten voraussichtlich getauscht: Interessierte dürfen zu abgesprochenen Terminen die Wohnung besichtigen: ca. 1-2 pro Monat.
Postzustellung möglich, Anmeldung nicht. Bei einer Person: 1 großes angenehmes Zimmer, schöne Aussicht. Schallschutzfenster, 2. Zimmer nur Abstellplatz, bei 2 Personen: 2 Zimmer, (Foto des 2. Zimmers sende ich zu, sieht ähnlich aus)
Kaution: 400€, Wohnung wird gepflegt übergeben, wie erhalten. Sonst bis 100€ bis zu 250€ Reinigungskosten.

You would have the apartment to yourself for this time. Neighbors and landlord know about it. It´s allowed as long the neighbours do not get disturbed. No parties. No weekendnight invitations from other friends possible due to neighborhood noise protection. Except Christmas or Silvester.
The apartment is to be swapped. Subletting is therefore only possible if treated respectfully.
Shelves, beds with mattresses, mirrors, desks, TV bench, small shelf. Chairs, like photos. Elevator. Nice location.
Home office possible: WiFi: 1000 mbit/s.
The kitchen is equipped with dishes, cutlery, pots, pans, fridge, microwave, kettle, washing machine.
Towels, bed linen, blankets, pillows available if required.
The neighbors are quiet, some footfall noise below (please be considerate in the hallway), but not from above and not in the room, otherwise quiet.
The M1 and M12 trams run and stop in front of the house.
May be extended for 1-2 months. After consultation with the landlord.
The apartment will probably be swapped after 3 or 4 months: interested people can view the apartment at agreed times: approx. 1-2 per month.
Postal delivery possible, registration not required. For one person: 1 large, pleasant room, nice view. Soundproof windows, 2nd room only storage space. Are you two: So you can take the 2nd room , too. Il will send you the photo. Looks like the first one.
Deposit: €400, apartment will be handed over well maintained, as received. Otherwise up to €100-250 cleaning costs.
