Das nicht-möbliert zu vermietende Zimmer hat 26qm und die Miete wären 625 € (inkl. alles drum und dran). Das große Fenster des Zimmers geht zum Hinterhof, in dem ein großer Baum steht (ruhig) und blickt nach Westen. Da die Wohnung im 4. Stock (kein Aufzug) liegt und das Hinterhaus nur drei Stockwerke hat, kann man nachmittags und abends den Sonneneinfall genießen :)
Die Möbel auf den Bildern sind nicht Teil des Zimmers, aber es gibt gerade leider keine unmöblierten Bilder.
Die Wohnung hat neben der geräumigen Küche auch ein Wohn-, Ess- und Arbeitszimmer. Hier kann man gemeinsam Essen, abends zusammensitzen, Fernsehen oder auch gut Home Office machen. Die Wohnung hat einen Balkon, der aber leider nur durch mein Zimmer zu betreten ist - den kann man gemeinsam nutzen oder sich sonst auf eine Nutzung einigen :)
The 26sqm room is to be let unfurnished for a total rent of 625 € per month (all costs covered). The large window faces the backyard with its large tree, which makes the room quiet. The westwards orientation of the room in combination with the smaller house on the backside allow for direct sunlight in the afternoon and evenings
The furniture on the pictures is not part of the offer, sadly I don’t have pictures of the room without furniture available at the moment.
The flat offers a spacious kitchen with a small table for meals and a dish washer. The living room is next to the kitchen and allows for dinners, watching movies and is a good spot for working from home. There is a balcony attached to my room, which we could use for breakfast or dinner together in summer and I’m open for arrangements on its usage
Die Wohnung liegt im wunderschönen Arminiuskiez in Moabit, der als verkehrsberuhigter Kiez mit vielen Parks und Kindergärten sehr grün und lebenswert ist. Mit der Turmstraße und Markthalle sind viel Gastronomie und alle Geschäfte des täglichen Bedarfs fußläufig zu erreichen. Auch zur Spree kann man schnell spazieren und das Wasser und den Blick genießen.
Die Ringbahn, U9 und M10 sind alle innerhalb von 10min fußläufig zu erreichen.
The flat is located in the “Arminiuskiez” neighborhood in Moabit. The entire Kiez is designated as traffic-reduced due to its many parks, schools and kindergartens which makes it very green and enjoyable. Due to the proximity of Turmstraße and the market hall a wide variety of restaurants and convenience stores is easily within walking distance. The Spree and the canals surrounding Moabit are also conveniently within reach for a nice walk.
The circle line (S-Bahn), U9 (underground) and M10 (Tram) are all within 10min walking distance.
Ich selbst bin ein 30-jähriger Jurist und Politikwissenschaftler, der gerade eine interdisziplinäre Doktorarbeit zu Wirtschaftssanktionen schreibt. Ich mag meine Freunde, Sport, Musik (Hip-Hop), Spiele, Meditation, Kochen, Architektur und (politische) Bücher.
Ich wohne seit zwölf Jahren in verschiedensten WG-Konstellationen im In- und Ausland, die größte Zeit davon in Berlin. Zu meinen Mitbewohnern habe ich gerne ein freundschaftliches Verhältnis. Idealerweise mag man sich so, dass man auch mal am Wochenende gerne gemeinsam etwas unternimmt.
Mir ist es wichtig, dass man unter der Woche jeweils recht ungestört seinen Verpflichtungen nachgehen kann und respektvoll mit den gemeinsamen Räumen und Sachen umgeht. Insgesamt bin ich eher ein ordnungsgeneigter Mensch.

I like to be friends with flat mates in order to go out for drinks on weekends or stroll around on walks.
I've been living in different forms of flatshares for around twelve years now in Germany and abroad, mostly in Berlin. It is important to me that we can work and pursue other obligations during weekdays without getting in each other’s way. I also expect flat mates to handle the shared rooms and my furniture therein respectfully. I’m more on the orderly side of things and would like a flatmate that appreciates that.
Die Miete beinhaltet alle Nebenkosten, Strom und Internet. Ich bräuchte eine Kaution von 1.000 €. Außerdem brauche ich für die Anmeldung beim Hauptvermieter einen Einkommensnachweis oder eine Bürgschaft. Sofern ein Mietschuldenfreiheitsnachweis vorhanden ist, gibt das Bonuspunkte, ist aber nicht zwingend. Eine Anmeldung beim Bürgeramt ist (selbstverständlich) möglich.
Der aktuelle Bewohner möchte sein Bett und Sofa günstig verkaufen, das kann übernommen werden, ist aber nicht zwingend.
The rent includes all expenses for the house maintenance, electricity and internet. I require a deposit of 1.000 €. I also require some proof of income or a coverage letter from a parent for the main landlord. If you have a document proving lack of rental debts (“Mietschuldenfreiheitsbescheinigung”) that is a bonus. Official registration with the authorities is not a problem for me (lawyer here :)).
My current flatmate wants to sell his bed and sofa, you could probably buy it for a reasonable price. It's in no way obligatory though.
