Biete hier ein Zimmer zur BEFRISTETEN Untermiete an, vom 01.10bis maximal zum 31.01.25, da mein jetziger Mitbewohner dann im Ausland ist. Es ist 15 Quadratmeter groß, das Fenster geht nach Süden raus, d.h. die Sonne wandert über den Tag durch das Zimmer. Möbliert mit Bett, Kleiderschrank, Nachttisch, Kleiderstange und einem Schreibtisch plus dem dazugehörigem Stuhl. Der Boden ist noch das originale Parkett, und dementsprechend auch mit etwas Vorsicht zu behandeln. Fun Fact: Das Haus (bzw. die Fassade) steht unter Denkmalschutz.
Das Rauchen ist in der gesamten Wohnung NICHT gestattet. Das steht im so Hauptmietvertrag und wird auch in den Untermietvertrag übernommen. Es gibt auch keinen Balkon in der Wohnung, also falls du Raucher bist, musst du zum Rauchen runter vor die Tür.

I am offering a room for a fixed-term sublet from 01.10 to 31.01.25(latest date), as my current flatmate is doing an ERASMUS semester. It is 15 square metres in size, the window faces south, which means that the sun wanders through the room during the day. It is furnished with a bed, wardrobe, bedside table, clothes rail and a desk plus chair. The floor is orignal parquet and should be treated with care.
Smoking is NOT permitted in the entire flat. This is stated in the main tenancy agreement and will also be included in the subtenancy agreement. There is no balcony in the flat, so if you are a smoker, you have to go outside to smoke.
Zu Fuss erreichbar:
S Feuerbachstraße, S Friedenau (je 0-15min), S Priesterweg (15 min durch eine schöne Kleingartenanlage).
Bus 246 - 3 min
Bus 187,143 8 min.
U9 ist in ca 20 min zu Fuss, oder mit dem 246er Bus in 10 min erreichbar.
LIDL ist ca 5 min Gehminuten entfernt, Edeka etwa 10.
Freie Universität (Hauptcampus) ca 20 min per Fahrrad, 30 min mit den Öffentlichen.
TU Berlin - 30 min.
Friedrichstrasse: 15 min mit der Sbahn.
Falls noch was wichtiges fehlt, frag gern nach.

Da ich dein einziger Mitbewohner sein würde, geb ich dir mal ein paar Infos zu mir:
Ich bin 28, studiere Bioinformatik an der FU. Da ich nebenbei noch arbeite, bin ich zeitlich relativ eingespannt.
Ich arbeite im Home Office und mache auch für die Uni viel von zuhause, daher würde ich es begrüßen, wenn du (zu Hause) eine ruhige Person bist.
Da ich momentan relativ viel zu tun habe, bin ich zur Zeit nicht an extremem WG-Leben interessiert. Es gibt aufgrund der Größe der Wohnung (2 Zimmer, Küche, Bad) auch keinen wirklichen Gemeinschaftsbereich ausserhalb der Küche. Ab und an mal zusammen kochen oder einen Film schauen, oder etwas unternehmen abends ist natürlich trotzdem drin und gewollt.
Ab und an ist eine kleine Hündin namens Cora hier, auf die ich aufpasse. Das sind allerdings maximal 3-4 Tage am Stück, und sie geht auch nicht in dein Zimmer rein. Sie wohnt nicht dauerhaft hier, aber es sollte für dich kein Problem sein, wenn sie mal hier ist.

Since I'd be your only flatmate, I'll give you some information about me:
I'm 28and study bioinformatics at the FU. I work part-time, so I'm quite busy.
I work in a home office and also do a lot of work from home for university, so I would appreciate it, if you are a quiet person (at home).
As I'm relatively busy at the moment, I'm not interested in classic "WG-life" at the moment. Due to the size of the flat (2 rooms, kitchen, bathroom), there is no real common area apart from the kitchen. Of course, we can still cook together from time to time, watch a film or do something in the evening.
Sometimes I watch a friends dog, but that is at most 3-4 days at a time like once a month, so she does not live here permanently. But you should be okay with her being around sometimes. She does not go into your room.
Die Miete (warm) beträgt 550€ / Monat. Eine Kaution in Höhe von insgesamt 500€ wird benötigt. Du erhälst sie bei der Schlüsselübergabe und Zimmerübergabe zurück.
Darin enthalten sind alle Kosten, also Strom, Wasser, Internet, GeZ, etc.
1000mbit Leitung, bei Bedarf kann ein LAN-Kabel in dein Zimmer gelegt werden um die volle Bandbreite auszunutzen.
