The apartment is available from the 1st of February.

293 EUR is the current warm rent which I am paying. It includes electricity and gas (hot water, room heating and cooking). It does not include the internet bill.

The room is spacious enough for 1 person. The window is east facing, so you have nice sunny mornings, along with a beautiful view. The Kitchen and washroom are furnished with the required appliances like refrigerator, gas stove, washing machine, etc.

Furnishings: The next tenant has to take over the following furnishings together for 280 EUR (not negotiable).
- 2 seater Sofa - it also extends a bed.
- Coffee table
- Wardrobe
- Book shelf with 9 compartments.
- bedside table and some small cupboards (free)
These furnishings were bought new by me, and are around 10 months old.

I will be taking all the other furniture (bed, office table + chair etc.) along with me.

Since you are in the city Center, you have multiple tram stops and bus stops (Stadt Museum, Stadt Promenade) around within 3 to 5 mins of walk. Blechen Carre is just 3 mins walk. And Hauptbahnhof is 700 meters away.

You have two friendly flat mates. Both are musicians, and they have to travel quite often for their work. So the possibilities for shared activities are limited. But you can of course plan something together and have a nice time.
