Besichtigung nach entsprechender Vereinbarung, wir wohnen nicht im Haus. Telefonanschluss vorhanden, kann von einem Telekommunikationsunternehmen Ihrer Wahl freigeschaltet werden. WLAN sofort möglich.
Die Talstraße ist die Verlängerung der Königsallee, das Haus, ein gepflegter Altbau, liegt allerdings nahe der Bilker Allee. Sehr zentral und ruhig gelegen. Alle Geschäfte, Supermärkte , Ärtzte usw. befinden sich auf der Friedrichstraße (Parallelstraße). Durch die unmittelbare Nähe mehrerer Straßenbahnhaltestellen und der S-Bahnhaltestelle im Bilker Bahnhof (hier Bilker Arcaden und Schwimmbad!!) sind sämtliche Ziele in Düsseldorf und Umgebung schnellstens erreichbar.
Zu vermieten haben wir ein freundlich möbliertes Zimmer mit Zentralheizung, Wasch- und Kochgelegenheit im Zimmer, Haussprechanlage, Telefonanschluß und Antennenanschluss für DVBT-2 Fernsehempfang. Es ist mit Laminatboden ausgestattet und mit "Rauhfaser exklusiv " tapeziert und weiß gestrichen. Keine WG wie im herkömmlichen Sinne, denn alle Zimmer der Etage werden vom Vermieter separat vermietet, lediglich das Badezimmer wird mit den anderen (vier) Bewohnern geteilt.
Neben den normalen Möbeln, wie Bett, Schrank usw. ist zusätzlich ein Schreibtisch und ein Kühlschrank vorhanden. Im Haus wohnen überwiegend junge Leute. Haustiere sind nicht gestattet.
Die Energiekosten des individuellen Gebrauchs (Licht, Kühlschrank, Computer usw.) sowie für warmes Duschwasser und für die Waschmaschine und den Trockner sind nicht in der Miete enthalten. Ansonsten ist alles inklusive sämtlicher Heiz- und Nebenkosten in der Miete enthalten. Es gibt !!keine!! Jahresendabrechnung oder Nachzahlung für Heiz- und Nebenkosten!!!
Die Warmmiete (400,- € ) bezieht sich auf eine Mindestmietdauer von einem Jahr, bei einer kürzeren Vertragslaufzeit (ab 6 Monate möglich) erhöht sich die Miete nach folgender Formel :

Monatsmiete= 400,- € + (12 – Vertragslaufzeit in Monaten) * 10,- €

Die monatliche Warm- bzw. Gesamtmiete würde z.B. bei einer festgeschriebenen Vertragsdauer von nur neun Monaten 430,- € betragen, bei einer Vertragsdauer ab 12 Monaten somit nur 400,- €.
Als Mieter suchen wir wieder eine Dame oder einen Herrn, möglichst in dem Alter zwischen 20 und 35 Jahren, z.B. einen Studenten, Praktikanten oder Auszubildenden oder jemanden, der im festen Angestelltenverhältnis beschäftigt ist. Bei Vertragsabschluss ist die erste Miete und bei Schlüsselübergabe die Kaution in bar zu leisten.

There is a telephone line which can be connected by a telephone provider you like, but being connected to WLAN is also possible directly.
The street Talstraße is the elongation of the Königsallee. The house is located near the Bilker Allee. It is located centrally and quiet. Shops, supermarkets, Doctors, public transport , the mall “Düsseldorf Arcaden” with swimming pool etc are nearby. All destinations in Düsseldorf and its surrounding are reached quickly.
We are renting a nicely furnished room (bed, wardrobe, desk, chair, fridge) with central heating, washing and cooking facilities.
Every room in the house is rented by the owner of the house, it is not a shared apartment in the classical meaning. You will only share the bathroom with the other people living in the flat and the washing maschine and the tumble dryer with the other people living in the house.
In the house there are mostly living young people. Pets will not be allowed.
The rent includes the additional costs (such as garbage disposal, water, street cleaning) and the heating. It does not include your personal costs of electricity (fridge, Computer, light etc) and the costs of the warm water, when having a shower, the costs of the washing machine and the tumble dryer.
There will be no extra bill at the end of the year for the heating or the additional costs like garbage disposal, cleaning the staircase etc.
The inclusive rent (as described before) is 400,- € if you rent the room for at least for one year. If you stay for a shorter time (but at least for six months – I do not rent the rooms for a shorter time) the rent will be adjusted by this formula:
for every month you stay less than a year the rent will rise by 10 €
Example: you want to close a contract for a minimum time of nine months only, because you are sure to stay in Düsseldorf for minimum this time – so the monthly rent will rise to:
400.- € plus (12 months minus 9 month)*10 € = 430,- €.
We are looking for somebody aged between 20 and 35, for a student, a trainee or somebody who has a good and permanent job.
When closing the contract you will have to pay the first rent and the deposit in cash.
