Double Room in Newington area, woman only, end of November

We are looking for a new flatmate!
We live in a 6 bedroom house with 2 bath rooms (each with shower/ wc), a large kitchen and a large living room and a large garden to ourselves in a quiet residential area in Edinburgh (Newington: St. Albans Road) Free parking on the street!
We have central heating, a dishwasher, washing machine, a tumble dryer and lots of storage space, also two sheds in the garden for bikes.
It is a 7 minute walk to Tesco Express, 15 mins to Cameron Toll and 20 mins to city centre. 10 Mins to Edinburgh Uni, 10 mins to King´s buildings,
Buses go frequently from Mayfield Road and Minto Street.
The room is very bright and fully furnished with a double bed, chest drawer, closet, desk, chair. It has a large window front and the landline is just set just outside the door! Fast wireless internet is in use.

You are
- Between 25 and 35
- A woman (seriously!)
- A young professional or a postgrad student willing to pay council tax
- shared flat experienced
- Willing to follow the cleaning rota
- very sociable
- speaking fluent English and have lived in the UK previously
- willing to stay long term (at least more than 6 months!)

You'll be sharing with 5 other full-time professional men and women, who are in their mid 20’s and early 30's. They’re all easy-going and down-to-earth people who tend to have their privacy during the week, but loving hanging out together in the weekends!
Rent: About 350.- GBP(including bills, internet) per calendar month
Deposit: 290.- GBP to the friendly landlord who lives nearby (not in the house!)

The room will be available approx. on the 25th of November. Flat viewings /interviews will be held around the 10th.
