Das Zimmer ist ca. 4 * 6 m2, der daran anschließende Balkon ist 1* 4 m2.
Das Zimmer liegt nach Süd-Westen und ist durch die große Glasfront sehr hell. Es gibt elektrische Rollladen und der Balkon hat eine Markise, die es ermöglicht, im Schatten zu sitzen, wenn die Sonne scheint. Das Beste an diesem Zimmer ist der phantastische Ausblick über Germering. Bei guter Sicht kann man die Alpen sehen.
Die Küche ist voll ausgestattet mit Geschirrspüler, Herd, Backofen, Mikrowelle, Sodastream und Kühlschrank,
sowie Geschirr, Töpfe und Pfannen...
Es gibt einen Staubsauger und einen Wäscheständer zum Trocknen.
In der Wohnung gibt es eine Waschmaschine. Zusätzlich gibt es im Haus Waschmaschinen und Wäschetrockner.
Das Zimmer hat im Moment eine einfache Möblierung,
kann aber auch unmöbliert übernommen werden.
Die Wohnung wurde im Juni 2024 renoviert.
Die Nebenkosten enthalten Nebenkosten laut Verwaltung (Heizung,...), Strom, Grundsteuer, WLAN

The room faces south-west and is very bright due to the large glass front. There are electric shutters and the balcony has an awning that allows you to sit in the shade when the sun is shining. The best thing about this room is the fantastic view over Germering. On a clear day you can see the Alps.
The kitchen is fully equipped with dishwasher, stove, oven, microwave, soda stream and fridge,

Die Wohnung liegt zentral, fussläufig (7 Minuten) zur S Bahn Station Germering Unterpfaffenhofen (S8 Herrsching <==> Flughafen), direkt am kleinen Stachus. Dort findet man im Zentrum weitere Geschäfte. Der nächste Supermarkt ist nur 300m zu Fuß entfernt, der Bäcker und ein Bio-Markt sogar noch näher. Aldi, Lidl, Rewe, Edeka und Roßmann sind in weniger als 5 min mit dem Fahrrad zu erreichen. Der Edeka an der S-Bahn-Station wurde gerade eröffnet.
Mit dem Bus vor der Tür kommt man schnell nach Planegg zur S-Bahn (S6 Tutzing <==> Ebersberg).

The apartment is centrally located, within walking distance (7 minutes) to the S-Bahn station Germering Unterpfaffenhofen (S8 Herrsching <==> airport), directly at the small Stachus. There you will find more stores in the center. The nearest supermarket is only 300m away on foot, the bakery and an organic market even closer. Aldi, Lidl, Rewe, Edeka and Roßmann can be reached by bike in less than 5 minutes. The Edeka at the S-Bahn station has just opened.
The bus in front of the door takes you quickly to Planegg to the S-Bahn (S6 Tutzing <==> Ebersberg).

Ich (Marcel) arbeite in der Elektrogeräteprüfung. Das heißt ich bin täglich in Firmen unterwegs und prüfe deren Elektrogeräte auf Funktion und Kurzschlüsse.
Meistens gehe ich 6:30 Uhr aus dem Haus und komme gegen 17:00 Uhr wieder zurück.
Manchmal bin ich auch eine ganze Woche auf Dienstreise.
Ich sehe gerne Soaps und esse gerne Fleisch.
Ich bin ruhig und ein guter Kamerad.
Yiran kommt aus China, er spricht gut deutsch, englisch und chinesisch.
Außerdem kocht er gut.
Gemeinsame Abendessen - nichts großes - und plaudern über Gott und die Welt, fände ich toll.
Die Wohnung gefiel mir, weil sie sehr groß ist und einen weiten Blick bietet.
Ich freue mich auf ein persönliches Kennenlernen um zu sehen, ob die Chemie stimmt.

I (Marcel) work in electrical appliance testing. That means I go to companies every day and test their electrical appliances for function and short circuits.
I usually leave the house at 6:30 am and come back around 5:00 pm.
Sometimes I'm on business trips for a whole week.
I like watching soaps and eating meat.
I'm quiet and a good companion.
Yiran comes from China, he speaks good German, English and Chinese.
He's also a good cook.
I'd love to have dinner together - nothing big - and chat about God and the world.
I liked the apartment because it is very large and offers a wide view.

Die Wohnung wurde renoviert. Das Parkett in den Zimmern wurde freigelegt und gereinigt. Alle Zimmer sind neu gestrichen worden. Im Bad wird eine Glasduschwand, ein Raindanceduschkopf und ein Spiegelschrank eingebaut. Die neue Miele Waschmaschine wurde geliefert. Jedes Zimmer hat Deckenlampen. Voraussichtlich wird im Frühjahr eine zweite Toilette eingebaut und ein Handtuchheizkörper angebracht.
Um zu wissen, wer Du bist, bitte ich dich um ein paar Kurzangaben über Dich und was Du in Germering/München machen wirst? Wie lange möchtest Du bleiben? Insbesondere interessiert natürlich auch Deine Einkommenssituation, also wovon du die Miete bezahlen wirst?
Bis 06.01.2025 sind Besichtigungen jederzeit nach Absprache möglich. Ab 07.01.2025 sind Besichtigungen abends möglich.

The apartment has been renovated. The parquet flooring in the rooms has been exposed and cleaned. All rooms have been repainted.
