Servus, mein kleines, aber feines WG Zimmer in der Kaiserfeldgasse wird frei!
Gebe es möbliert her, dh Bett, Schreibtisch, ein kleiner Kasten und eine Garderobe (ohne Ablöse).
Die Miete beträgt 412€ warm. Hinzu kommen noch 38€ Nebenkosten (Strom, Internet & Versicherung).
Die Wohnung selbst war früher ein Büro und ist erst vor vier Jahren mit neuem Boden, Küche, Sanitär etc. renoviert worden und befindet sich im ersten Stock eines schönen Altbaus. Die Ausrichtung ist in den Innenhof, somit grundsätzlich sehr ruhig und auch angenehm kühl im Sommer.
Wir haben eine Bar im Wohnzimmer, sowie eine Dartscheibe und Fernseher mit Firestick! Außerdem gibt es ein getrenntes Bad und WC, wie auch einen kleinen Balkon mit Sitzgarnitur. Auch die Waschmaschine ist relativ neu und sehr hochwertig. Die Küche ist mit allen wichtigen Geräten und Utensilien ausgestattet. Im Innenhof gibt es einen überdachten Unterstellplatz für Räder.
Das Zimmer ist prinzipiell schon frei und könnte sofort bezogen werden...

Hello, my small but nice shared apartment room in Kaiserfeldgasse is available!
I am renting it out furnished, meaning it comes with a bed, desk, a small wardrobe, and a coat rack (without buyout costs).
The rent is 412€ all-inclusive. There are also 38€ additional costs (electricity, internet & insurance).
The apartment itself was previously an office and was renovated four years ago with new flooring, kitchen, sanitary facilities, etc. It is located on the first floor of a beautiful old building. The room faces the inner courtyard, so it is generally very quiet and also pleasantly cool in summer.
We have a bar in the living room, as well as a dartboard and a TV with a Firestick! Additionally, there is a separate bathroom and WC, as well as a small balcony with seating. The washing machine is also relatively new and of high quality. The kitchen is equipped with all the essential appliances and utensils. In the inner courtyard, there is a covered bike storage space.
The room is basically already available and could be moved into immediately...

Super Lage in der Innenstadt! Das Neutorviertel ist sehr zentral gelegen, aber trotzdem ruhig. Die Kaiserfeldgasse ist schön grün und hat generell wenig Autoverkehr.
Die Gegend wird zurzeit stark neu gestaltet, sowie modernisiert und es wird eine neue Bim Anbindung direkt in der Nebenstraße gebaut. Aber auch so sehr gut angebunden, da der Jakominiplatz als Hauptverkehrsknoten nur ca. 3 min. zu Fuß entfernt ist!
Außerdem gibt es viele Lebensmittelmärkte, Bäckereien, Bars, Geschäfte etc., wie auch die Poststelle in der Nähe.
Die Lage ist auch sehr vorteilhaft wenn man fort geht / feiern geht, da man eigentlich immer zu Fuß gut heim kommt.
Das Haus wird zum größten Teil von Firmen (Anwälte, Versicherungen,...) genutzt, deswegen ist es am Wochenende nochmal ruhiger und man muss sich auch keine Gedanken machen wenn nach der Ruhezeit noch Lärm gemacht wird (Waschmaschine, staubsaugen, Parties usw.)

Great location in the city center! The Neutorviertel is very centrally located, yet still quiet. Kaiserfeldgasse is nice and green, and there is generally little car traffic.
The area is currently being extensively redeveloped and modernized, and a new tram connection is being built right on the side street. However, it is also very well connected, as Jakominiplatz, a major traffic hub, is only about 3 minutes on foot!
Additionally, there are many grocery stores, bakeries, bars, shops, etc., as well as a post office nearby.
The location is also very convenient if you go out or partying, as you can always walk home easily.
The building is mostly used by companies (lawyers, insurance firms, etc.), so it's even quieter on weekends, and you don’t have to worry about noise after quiet hours (washing machine, vacuuming, parties, etc.).
Die Mitbewohner Max (Student) und Martin (Student/Berufstätig) sind freundlich, aufgeschlossen und gern zwischendurch bereit was zu unternehmen oder auch sich ein wohlverdientes Feierabendbierchen zu genehmigen.
Wir haben auch öfters mal sportlich zusammen was unternommen oder einfach gemeinsam gekocht.
Trotzdem kommt bei uns natürlich die Privatsphäre von jedem nicht zu kurz...

The roommates Max (student) and Martin (student/working) are friendly, open-minded, and often up for doing something together or enjoying a well-deserved after-work beer.
We also often do sports together or simply cook together.
However, everyone’s privacy is, of course, respected in our place...
Falls der neue Mitbewohner ein Student ist, verlangt der Vermieter eine Bürgschaftserklärung. Diese dient ausschließlich der Absicherung des Vermieters und ist natürlich nur für die Dauer des WG-Verhältnisses gültig. Ich wollte das vorab erwähnen, damit es später keine Missverständnisse oder Überraschungen gibt...

If the new roommate is a student, the landlord requires a guarantee declaration for security reasons. This, of course, is only valid for the duration of the shared living arrangement. I just wanted to mention it in advance to avoid any misunderstandings or surprises later on...
