This room is rather small, but cut in a nice way so there's still some space. It's windows are to the backside, so it's quiet and has a nice view. There is a fitted carpet in it, as well as a desk and shelf and a couch you may use.
In addition, I have a double room, one part of which can be used as a common room. The flat also has a balcony facing the garden. The garden is for the whole house and has a bikeport and a raised bed.
Pay Attention: The flat is in the 4th floor (3.Obergeschoss)
The flat is pretty close to the center: 5 minutes by tram (which stops almost in front of the door) or 20 by foot. There's also a trainstation 5 minutes away. For groceries, there's Rewe (10 Min), Lidl (5 Min), also an organic store and a store where you can buy stuff unpackaged really close. There are also two medical centres and pharmacies close by. directly across the street is a school with a playground that's open to the public in the afternoon and on weekends, there's table tennis and swings there.
The Landlords wants quite some paperwork: You need a certificate from your previous landlord that you're debtfree to them, a Schufa (solicitar ahora) -certificate (which is about being debt free in general and for which you need to have lived in Germany for a while, if the other papers are fine, we can ask to do it without Schufa (solicitar ahora) , that works sometimes), and proofs of income for the last 3 months. If you don't have the income yourself, then somebody needs to vouch for you and also provide the same paperwork. A guarantor should have a german bank account.
The given numbers of the monthly rent already include an increasement due to energy crises so you don't have to worry about big energy bills at the end of the year.
