Neugründung, 3er WG mit Atelier Nutzung

Hallo kreative Menschen, wir suchen euch!
Wir suchen für ein wachsendes Kunsthaus in Köln-Mülheim kreativschaffende Menschen, die in einer großen Gemeinschaft leben wollen.

Die Wohnung ist perfekt für eine 3er WG. Die Gesamtmiete beträgt 1725€ + Heiz-, Strom- und Internetkosten, die noch dazukommen. Dementsprechend enthält die Anzeige eine ungefähre Schätzung des Endpreises.

Pro Zimmer sind es ungefähr 500€ (kalt) + 75€ (Nebenkosten) + sonstige Nebenkosten = 650€. Die genaue Aufteilung des Preises pro Zimmer kann intern in der WG besprochen und mit dem Vermieter vereinbart werden.
Die beiden größeren Zimmer sind ungefähr 16 Quadratmeter groß. Das dritte Zimmer hat eine Hochebene, ist um die 9 Quadratmeter groß und wird deswegen günstiger vermietet. Durch die Hochebene und Seitennische (siehe Bild) ergibt sich aber relativ viel Platz im Raum.

Eine Bewerbung von einer kompletten 3er WG ist bevorzugt, da wir aber noch weiter Zimmer in anderen WGs im Haus frei haben kann man sich auch als Einzelperson bewerben! Diese Zimmer kosten zwischen 600-700€.

Außerdem bietet das Haus ein großen Hobbyraum/Atelier-Space und ein Innenhof der von den Hausbewohner:innen genutzt werden soll. Die Nutzung ist Vorraussetzung für den Einzug in die Wohnung und kostet pro Person 140€ monatlich. Gewünscht sind hier kunstschaffende Personen, die den Raum kreativ nutzen. Eine gewerbliche Nutzung ist nicht genehmigt. Außerdem ist eine enge Hausgemeinschaft gewünscht, um langfristig ein Kunsthaus in Mülheim zu schaffen.
Das Haus soll langfristig nur aus WGs bestehen, wir selbst wohnen auch in dem Haus und haben auch ein Zimmer zur Verfügung (flinta* preferred)⭐

In diesem Haus ist kein Platz für Diskriminierung jeglicher Art und wir wollen einen Safer Space schaffen, indem sich alle Personen wohlfühlen.
Entscheidung werden durch ein Konsensprinzip entschieden.
Rauchen im Haus und Tierhaltung ist vom Vermieter nicht erwünscht.

Die Lage ist sehr gut, durch die unmittelbare Nähe zum Wiener Platz sowie zum Bahnhof Mülheim seid ihr in ganz kurzer Zeit überall, wo ihr hinwollt. Es gibt Verbindungen zum Köln Hbf, die euch die ganze Nacht nach Hause bringen. Die Wohnung liegt an einer Straße, die einem alles bietet, was gebraucht wird und in unmittelbarer Nähe zum Mülheimer Stadtgarten, der einem eine wundervolle grüne Möglichkeit gibt, den Kopf frei zu kriegen und Natur zu genießen. Dazu gibt es den Rhein, den man fußläufig erreicht, Rheinwiesen, Einkaufsmöglichkeiten jeglicher Art, Cafés und Bars.

Hello creative people, we are looking for you!
We are looking for creative people who want to live in a large community for a growing art-house in Cologne-Mülheim!

The apartment is perfect for a 3-person shared apartment. The total rent is 1725€ + additional heating, electricity and internet costs. The advertisement contains an approximate estimate of the final price.

Per room it is approximately 500€ (cold) + 75€ (extra costs) + other additional costs = 650€. The exact breakdown of the price per room can be discussed internally in the shared apartment and agreed with the landlord.
The two larger rooms are approximately 16 square meters. The third room has a plateau, is around 9 square meters in size and is therefore rented cheaper. However, the plateau and side niche (see picture) mean there is a relatively large amount of space in the room.

A complete 3-person application is preferred, but since we still have rooms available in other shared apartments in the house you can also apply as an individual! These rooms cost between 600-700€.

The house also offers a large hobby room/studio space and an inner courtyard that can be used by the residents. Use is a prerequisite for moving into the apartment and costs €140 per person per month. What is wanted here are artists who use the space creatively. Commercial use is not permitted. In addition, a close-knit community is desired in order to create an art house in Mülheim in the long term.
In the long term, the house will only consist of shared apartments, we also live in the house and also have a room available (flinta* preferred) ⭐

There is no room for discrimination of any kind and we want to create a Safer Space where everyone feels comfortable.
Decisions are made together using consent guidelines.
Smoking in the house and keeping animals is not desired by the landlord.

The location is very good, due to the immediate proximity to Wiener Platz and Mülheim railway station, you can reach the city centre in a very short time. There are connections to Cologne Central Station that will take you home all night.
The flat is located on a street that offers everything you need and in the immediate vicinity of the Mülheim city garden, which gives you a wonderful green opportunity to clear your head and enjoy nature. There is also the Rhine, which is within walking distance, Rhine meadows, shopping facilities of all kinds, cafés and bars.
