Dear students,
from September 1st onwards there is one room available (for students only!) in a beautiful shared student apartment in the 11. district of Vienna, on Simmeringer Hauptstraße. The tram Nr. 71 is just 1 minute away and you will also reach the U3 Enkplatz in just 2 walking minutes. There are a lot of shops near by and also a beautiful park within walking distance.
The room is furnished with a bed, a desk+chair and a wardrobe. Each room can be locked seperately. There is a shared, fully equipped kitchen, a shared bathroom with a bathtub and a toilet and a seperate toilet.
The contract for the room is for 3 years but can be cancelled after a minimum stay of 12 months within a 2-months notice.
The rent is EUR 440,- per month including heating, electricity and internet.
The deposit is EUR 880,--
There are no pets allowed and also no smoking inside the apartment.

ab 1. September ist ein Zimmer (nur für Studierende!) in einer schönen Studenten-WG im 11. Wiener Gemeindebezirk, in der Simmeringer Hauptstraße, frei. Die Straßenbahn Nr. 71 ist nur 1 Minute entfernt und auch die U3 Enkplatz erreicht man in nur 2 Gehminuten. Es gibt viele Geschäfte in der Nähe und auch ein schöner Park ist zu Fuß erreichbar.
Das Zimmer ist mit einem Bett, einem Schreibtisch+Stuhl und einem Kleiderschrank ausgestattet. Jedes Zimmer ist separat abschließbar. Es gibt eine gemeinsame, voll ausgestattete Küche, ein gemeinsames Badezimmer mit Badewanne und Toilette und ein separates WC.
Der Vertrag für das Zimmer hat eine Laufzeit von 3 Jahren, kann aber nach einem Mindestaufenthalt von 12 Monaten mit einer Frist von 2 Monaten gekündigt werden.
Die Miete beträgt EUR 440,- pro Monat inklusive Heizung, Strom und Internet.
Die Kaution beträgt EUR 880,-.
Es sind keine Haustiere erlaubt und auch das Rauchen ist in der Wohnung nicht gestattet.

At the moment only young male students from all around the world live in the apartment. They all get along with eachother very well.
You will find a lot of restaurants and bars near by to have a drink or 2 toghether
