Bright, completely furnished flat with south side balcony for 1 year

Ich werde ab Oktober ein Jahr lang reisen und möchte meine Wohnung und Möbel währenddessen in den bestmöglichen Händen wissen. Die Wohnung hat alles, was man sich wünscht: Beste Lage am Eingang zum Graefekiez, aber nicht *im* Graefekiez, Killersüdseitenbalkon (im Sommer Sonne von 9 bis 9), komplette Möblierung inkl. Geschirrspüler, superschnelles DSL-LTE-Hybrid-Pipapo-Internet, allerbeste Nachbarn, schicke Dielen, große Spaßbadewanne, garantiert keine Designermöbel und ein Wohnzimmer für Menschen, die gern auf ihr Wohnzimmer angesprochen werden (bzw. ein Schlafzimmer für Menschen, die gern verstört aufwachen).

Zum Schnitt siehe Skizze. Man beachte die große Flügeltür zwischen den beiden Zimmern. Und die praktische Kleiderkammer. Und dass beide Zimmer zur verdammten Urbanstraße rausgehen, wo regelmässig Krankenwagen vorbeifahren. Die Wohnung ist nichts für Menschen mit guten Ohren und schwachen Nerven!

Ich werde voraussichtlich alle privaten Gegenstände entfernen, aber die meisten Möbel (gerne nach Absprache) in der Wohnung lassen. Sollte sich eine interessierte und gießtechnisch qualifizierte Untermietpartei finden, lasse ich meine Pflanzen gern auf dem Balkon, sonst wohnen sie in der Zeit bei Muttern.

Es ist mir sehr wichtig, den/die Richtige(n) für meine Wohnung zu finden, ich bitte daher um eine aussagekräftige Vorstellung per Mail, werde mir etwas Zeit mit der Auswahl lassen und möchte ernsthafte Interessenten in jedem Fall persönlich kennenlernen.

From the beginning of October, I'll be traveling around the world for a year and I'd like to know my beloved flat in good hands during this time. The flat has everything you could ask for: ideal location near Hermannplatz, on the entrance to charming Graefekiez, a brilliant balcony facing south (direct sunlight from 9am to 9pm in the summer!), it's completely furnished, incl. a dishwasher (!), fast internet, super friendly neighbours, spacious rooms, nice wooden floors, a big bathtub (fits two!), no designer furniture at all (promise!), and a living room that's perfect for people who like talking about their living room (can also become a bedroom, if you can stomach the paintings in the morning).

Please be aware that the flat is situated directly on Urbanstr., and even though it's 4th floor, there's still a lot of traffic noise. Don't apply if your ears are better than your nerves!

The place really isn't suited for WGs, as the two rooms share a huge door.

I'll take out most of my personal belongings, but will leave almost all of the furniture (we can work the details out so it fits your needs). If you're good at looking after plants, I'll happily leave mine in your care, but it's no problem to take them out, too.

I'm renting the place out ONLY FOR A FULL YEAR, or at least 11.5 months ;)

It would be great if you spoke at least some German or have a friend who can translate, as my mom will be in charge of everything while I'm away and she speaks almost no English.
