bright 2-room apartment, big balcony, 3min walk to public transportation

Hi there,
we are renting our cosy home, 2 room apartment (65qm) with a balcony and would also give you our public transport BVG ticket. It’s a transferable ticket for the hole time your staying here.
We, that is my husband and I, are renting out our apartment. If you have questions just ask, happy to help and we‘ll find a solution.

The apartment:
The living room is cosy and has a nice balcony.
The large windows makes the rooms light flooded and bright. The apartment is located on fourth floor with an elevator in the building. Through your windows and from the balcony you see beautiful sunsets.
You‘ll find a couch, large table as work space or dinner table + Internet.

The bedroom is facing the silent inner courtyard. Large windows with darkening curtains, the bed is 1,60 m x 2m, a big closet (with mirror doors), additionally a small cloth hanger.
There is a height-adjustable standing desk right in front of the window, with wheels.
By arrangement comforter, pillow, bed linen & towels available and optional: extra costs cleaning service.

A fully equipped kitchen with dining area (Espresso strainer, dishwasher, large fridge/freezer, kettle, Vitamix...), as well as bathroom (hair dryer, bathtube with shower curtain) and hallway. In the inner courtyard there are bicycle racks.

LOCATION:
We live here in a wonderful neighborhood in Schöneberg - Friedenau. Great cafés, restaurants right in front of the door, quiet but everything you need around the corner.
The public transportation is very good, by foot in 3min at the Ring-Bahn (S41/42) , Bus or the U-Bahn (U9).

The interim rent would be possible for the period 30.12.2024 - 11.03.2025.
A totale of 1320 Euro. (including: rent, water, gas, electric, internet, Netflix & Amazon Prime TV, garbage fee) & 700 Euro deposit

wir vermieten unser gemütliches Zuhause, 2-Zimmer Wohnung (65qm) mit Balkon. Ebenfalls würde wir dir unser BVG Ticket hier lassen, so kannst du alle öffentlichen Verkehrmittel komplett kostenlos benutzen. Es ist ein übertragbares Ticket, deshalb ist das kein Problem. Wir, das sind mein Mann und ich. Die ganze Wohnung hat den typischen Charme der Berliner Altbauten mit hohen Decken, Dielen, Stuck und schönen Flügeltüren mit Türgriffen Altbau-Chic. Die großen Fenster machen die Räume lichtdurchflutet und gemütlich. Die Wohnung befindet sich im vierten Stock mit Fahrstuhl, und durch die Fenster und vom Balkon aus sehen Sie wunderschöne Sonnenuntergänge. Bei Fragen melde dich einfach und wenn wir finden gemeinsam eine Lösung.

Die Wohnung:
Das Wohnzimmer ist gemütlich und hat einen tollen Balkon. Auf dieser Seite der Wohnung geht die Sonne unter und färbt die Dächer über Berlin in die schönsten Farben.
Das Wohnzimmer ist ausgestattet mit einer Couch, großer Esstisch/Schreibtisch + Internet.

Das Schlafzimmer ist mit Blick auf den ruhigen Innenhof. Große Fenster mit Verdunklungsvorhängen, das Bett ist 1,60m x 2m groß, ein großer Kleiderschrank (mit Spiegeltüren), zusätzlich ein Kleiderständer.
Direkt vor dem Fenster befindet sich ein höhenverstellbarer Stehschreibtisch, mit Rollen.
Nach Vereinbarung ebenfalls Bettdecken, Kissen, Bettwäsche & Handtücher möglich. Haushaltshilfe auf Anfrage und inkl. Extrakosten möglich.

Eine voll ausgestattet Küche mit Essecke (Espresso Siebträgermaschine, Geschirrspüler, großer Kühl-/Gefrierschrank, Wasserkocher, Vitamix..), sowie Bad (Fön, Badewanne/ bzw. Duscheoption) und Flur. Im Innenhof befinden sich Fahrradständer.

LAGE:
Wir wohnen hier in einem wundervollen Kiez in Schöneberg - Friedenau. Tolle Cafés, Restaurants direkt vor der Tür, ruhig aber man ist schnell dort, wo viel los ist!
Anbindung sehr gut, zu Fuß in 3min an der Ring-Bahn (S41/42), Bus oder an der U-Bahn (U9).

Die Zwischenmiete ist für den Zeitraum 30.12.2024 - 11.03.2025.
1320 Euro warm im Monat (Inkl.: Miete, Wasser, Strom, Internet) & 700 Euro Kaution.
