Wohnung zur Zwischenmiete in zentraler Lage für 6 Monate (Verlängerung möglich)

Ich suche eine Untermieterin für mein Zimmer ab Dezember (flexibler Einzug möglich) für eine Dauer von 6 Monaten, mit Option auf Verlängerung. Das Zimmer ist ideal für jemanden, der in dieser Zeit eine ruhige und gemütliche Wohnsituation sucht.

Über das Zimmer und die Ausstattung:
- Wohnzimmer und Schlafzimmer: voll möbliert und einladend eingerichtet
- Küche: komplett ausgestattet mit Geschirrspüler
- Bad: Mit Waschmaschine und Badewanne
- Zentralheizung: sorgt für angenehme Wärme im ganzen Wohnbereich
- Nebenkosten: im Mietpreis enthalten

Anforderungen:
- Mindesteinkommen: 2.500 € netto, Einkommensnachweise werden benötigt
- Anmeldung: leider nicht möglich

Über die WG und den Mitbewohner:
Du wohnst mit Dominik (mitte 40) zusammen, der im Reisegeschäft tätig ist aber den Großteil seiner Zeit in Frankreich verbringt. Alle 1-2 Monate kehrt er für ein paar Wochen zurück in die WG. In dieser Zeit nutzen wir das Wohnzimmer gemeinsam, aber du hast natürlich dein eigenes Schlafzimmer.

Die meiste Zeit hast du also die Wohnung für dich alleine.

Zu erwähnen ist, dass dein Mitbewohner Raucher ist, daher solltest du kein Problem damit haben.


Besichtigungstermine sind am kommenden Wochenende möglich.

I am looking for a subtenant for my room in a shared flat from December (flexible move-in possible) for a period of 6 months, with an option to extend. The room is ideal for someone who is looking for a quiet and cozy living situation during this time.

About the room and the furnishings:
- Living room and bedroom: fully furnished and invitingly decorated
- Kitchen: fully equipped with dishwasher
- Bathroom: with washing machine and bathtub
- Central heating: provides pleasant warmth throughout the living area
- All bills are included in the rent

Requirements:
- Minimum income: € 2,500 net, proof of income is required
- Registration: unfortunately not possible

About the flat share and the flatmate:
You will be living with Dominik (mid-40s), who works in the travel business and spends most of his time in France. He returns to the flat share for a few weeks every 1-2 months. During this time, we share the living room, but of course you have your own bedroom.

So most of the time you have the apartment to yourself.

It should be mentioned that your roommate is a smoker, so you should have no problem with that.
