2 rooms, all-inclusive, cosy&calm, could become indefinite

We are subletting our wonderful two-rooms flat long-term because we are moving out.

We will leave the apartment fully equipped and ready for living. The kitchen is equipped with appliances, plates, cutlery, pots, etc. In the spacious living room you'll have a projector, speakers, and a cozy area by the window on the couch to relax. We also have a two meter table, perfect for work, dinners, and creative activities. The bedroom has an open wardrobe and an additional work space (not visible in the pictures) with a foldable table. The bathroom is connected to the bedroom and has a bathtub, washing machine, and all the other necessities. If you want we can leave the bedding, linen, blankets, and plenty of other stuff. It's to be discussed, what you need. There is plenty of space for your personal belongings and we have storage space to easily hide what you do not need.

You will get access to fibre high-speed 150 mbit/s Internet.

We would sign a sublet until the end of September, which could automatically become indefinite. Dropping the end date depends on the master lease, and the decision is expected within 2 months.

Location:
The apartment is located on a calm street, in a backyard (Hinterhaus), on the second floor.
The location is fantastic - calm, but in the heart of the lively Kreuzberg. Along a canal and green area.
Next to a park with ping pong tables, a bridge with musicians, basketball, and more. And close to nature - Treptowerpark.

The rent includes all costs (electricity, Wifi, water, heating). However, if energy consumption significantly exceeds our usual usage (two people working from home and maintaining 20°C), we’d calculate a balancing fee based on your actual usage.

When you receive the key, we would ask for two months’ rent to be paid in advance, which would cover the last two months of the sublease, so no rent payment would be needed when the contract comes to the end. Additionally, we request a one-month deposit, which is fully refundable at the end of the sublease, provided everything is in order.
