small Flat in X-berg

Hei Alle!
Ab Oktober werde ich meine Wohnung fürs Winter verlassen und ich brauche jemanden die  es aufpasst. Ideal wäre jemanden der die ganze Zeit die Wohnung aufpasst.
Mein Zuhause, liegt in X-berg, in der Kreuzung Gneisenaustr und Hallesches Tor, in der IV Stock einem alten Haus. Die Wohnung hat zwei Zimmern, eine Küche mit Duschkabine und eine Toilettenkammer (alles drinnen zuhause).     
Die Wohnung hat keine Zentral Heizung, gehört es zu die alte Kategorie von Wohnungen mit Ofenheizung, eine Berliner Rarität heutzutage.  In der Wohnung gibt es eine Allesbrenner die die Gelegenheit hat schneller der Raum aufzuwärmen. Allerdings wohne ich hier seit vier Wintern und bin sehr gewohnt daran.
Die Wohnung ist um die 50 m2, ist teil- möbliert.  Es wird für die Zeitraum Oktober- März (mit Möglichkeit an Verlängerung) Ich wohne zurzeit alleine, ich suche eine Person aber zu zweit wäre auch ganz in Ordnung (ein Paar oder sehr gute freunden

Voraussetzungen:
Bin flexibler mit der Alter aber Erfahrung Weise ab 24 Jahre wäre ganz gut. 
Wenn es in Winter 15 Grad ist und  es dir zu kalt, schau mal was anders
Dir es ist Wichtig eine Wohnung häufig zu lüften 
Keine Partys bei mir
Respektiere die Nachbarn

Ofenheizung ist auch nicht so schlecht wie man denkt, man muss einfach lernen wie man damit umgeht.  Ich nutze meistens holz Brikettes und es gibt genug im Keller. 
Letztendlich, suche Ich  jemanden mit den ich ein gutes Gefühl habe mein Zuhause zu hinterlassen und auch dass dieser Person bei mir wohl fühlt.
Die Wohnung kostet 300  per Monat plus Nebenkosten (Die müssen selbst anmelden).
 Ein Monat Kaution erforderlich.

Hi there
I am looking for someone who takes the Challenge to look after my place in the dark and colder months of winter. If spending the winter in Berlin were not as itself a Challenge, I am offering an extra one. I live alone in a nice place in the middle of Kreuzberg, but this nice flat  is in the process to become an Igloo and that is the Challenge I am giving you, to accept the Igloo and enjoy a nice time in cold and cool Berlin while taking care of my flat.
The flat is well located, near two Metro/subway Stations Gneisenaustr and Hallesches Tor. It is at the fourth floor (4th floor) and it is around 50 square meters. It has two rooms and a kitchen. There is a small toilet room and the peculiarity that where u take the shower is where u also cook. Yeah. The Shower is in the kitchen.  Another peculiarity and the most important one is that the place has no central heating. This kind of apartments were widely present in Berlin for 30 years, now a rarity. Central heating replaced stove heating, but not in my place.
I have a small stove oven that need to be feed it often in order to get warm but once u get used to it, I can tell u, u will be happy with the warmth that comes out. It is not as easy as central heating but it is not the end of the world. I normally start heating around middle November, daily from middle December until March, I have been living here for the last 4 years and I am still alive. I love my flat in summer and my Igloo in winter.
So I looking preferably a couple or just good friends (really good ones) or just one person ( I live alone so far here)
 But I have certain conditions and suggestions
Age: It is not exclusive but through experience I would rather have someone older than 24 (convince me)
If u are looking something fancy, go and check another place.
If u are cold when there is 15 Grades, show another place
If in winter you want inside a place, 28 – 35 grad, check another place
If u are used to be locked in a place and not let air coming through because it will be colder, check another place.
In my place no parties allowed and please be aware and respect the neighbors
