Ruhige helle Wohnung zur Zwischenmiete / Sunny unique flat for sublet

Hallo! (English version below!)
Vom 1.-31. Juli ist meine wunderbare Wohnung (insgesamt 41 qm) mit 1 Zimmer (ca. 19qm) und Wohnküche (ca. 16qm), Wannenbad, Zierbalkon zur Zwischenmiete frei. Hell und gemütlich.
Passend für 1-2 Personen (Bett 140x200 cm). 4. Stock, Altbau, Südosten. Die Wohnung ist möbliert, hell, luftig und einfach toll. Waschmaschine vorhanden, hat schon paar Jahre auf dem Buckel. Die Wohnküche hat eingebaute Elemente und die üblichen Kochutensilien. Geräte wie Handrührgerät oder Pürierstab gibt es bei den Nachbarn. WLAN ist sehr instabil, weil ich es mir mit den Nachbarn teile. Also bring besser dein eigenes mitbringen.
Die Wohnung ist total ruhig, da darüber keiner mehr wohnt und sie zum weitläufigen Hinterhof gelegen ist. Entspannte Nachbarn, die Musik mögen.
Bitte nur nichtrauchende Personen und keine Parties. Ich freue mich, wenn du die Wild-Pflanzen vor dem Fenster gießt.

Reuterkiez, Weserstraße mit Cafés, Einkaufs- und Ausgehmöglichkeiten und der Landwehrkanal um die Ecke. Nahe am Hermannplatz (U7, U8), Bushaltestelle in 3min erreichbar (M29, 194, 171).

300€ Kaution bekommst du wieder, sobald Stromkostenabrechnung da ist (idR. 6 Wochen nach Mietende). Sonstige Kosten sind für laufende Kosten wie Strom, Rundfunkservice etc. Ich gebe die tatsächlichen Kosten weiter mit einer kleinen Aufwandspauschale. Ich bereichere mich nicht daran. Mir ist wichtig, dass die Wohnung belebt ist und du ein Dach über dem Kopf.

Freue mich, wenn die Wohnung in gute Hände kommt, gehütet wird und für Dich ein wunderbares Zwischenzuhause wird.
p.s.: Ich schaffe es gerade nicht, aktuelle Fotos zu machen. Daher sind einige von 2018 und 2020. Ich habe einige Möbel umgeräumt und einige Wände gestrichen.

Sun-floated flat for sublet!

Hi there! I will be travelling for a while. That means that my lovely, friendly, light/ airy flat with 1 room (approx. 19qm) and a spacious kitchen (approx. 16qm), bathroom with bathtub/ shower and flower-balcony is ready to be "given into your caring hands". July 1st-31st 2024).
Suitable for singles or a couple. 41qm on the whole. 4th floor, Altbau, southeast, facing a big, very quiet backyard. Easy-going neighbours. Laundry /not the newest, but it does its job). WiFi reception is quite bad actually. Better you bring your own. Nearly fully furnished. You can use the electric mixer or blender of the neighbours, 2nd floor ;-) . No microwave, though, sorry :-))

Please, non-smoking person only and no parties, please. Instead you will find a remote home in Berlin and please bring a hand to water the plants outside :-) thanks!

Reuterkiez, Weserstraße, the canal, Restaurants, Cafés, Shops and supermarkets around the corner. So is the busstop „Pflügerstr.“ (M29, 194, 171) and U8/U7 Hermannplatz.

You will receive the deposit back approx. 6 weeks after the end of your stay, or as soon as I got the electricity bill. Other costs are for hot water, electricity, GEZ etc. The costs are those I pay myself.
