The location is beautiful both landscaped (several lakes and Havel in the immediate vicinity, Grunewald not far) and lively and varied by numerous shops and diverse gastronomy in Pichelsdorfer Straße.

Despite the relative peripheral position, the traffic connection is quite good. The S-, Regional and ICE train station Spandau can be reached within 9 minutes by bus line M36 (the stop "Genfenbergstraße" is only 2 minutes away). In 7 min, you run to the bus stop "Alt Pichelsdorf" of lines X34, X49 and M49. In the 5-minute cycle, these drive quickly into the City West, for example in 19 min to S Charlottenburg and in 25 min to S+U Zoological Garden. The journey takes 31 min to S Friedrichstraße (with change in the S-Bahn station Heerstraße).

Shopping facilities: Penny (3 min), near purchase (4 min), net (9 min). The "Freizeitsportanlage Südpark" and the swimming pool "Kombibad Spandau Süd" are also within walking distance.

Die Lage ist sowohl landschaftlich schön (mehrere Seen und Havel in unmittelbarer Umgebung, Grunewald nicht weit) als auch lebendig und abwechslungsreich durch zahlreiche Geschäfte und vielfältige Gastronomie in der Pichelsdorfer Straße.

Trotz der relativen Randlage ist die Verkehrsanbindung recht gut. Den S-, Regional und ICE-Bahnhof Bahnhof Spandau erreicht man innerhalb von 9 min mit der Bus-Linie M36 (Haltestelle "Genfenbergstraße" nur 2 min entfernt). In 7 min läuft man zur Bushaltestelle "Alt Pichelsdorf" der Linien X34, X49 und M49. Diese fahren werktags im 5-min-Takt zügig in die City West, z.B. in 19 min bis S Charlottenburg und in 25 min bis S+U Zoologischer Garten. Bis S Friedrichstraße dauert die Fahrt 31 min (mit Umsteigen im S-Bahnhof Heerstraße).

Einkaufsmöglichkeiten: Penny (3 min), Nahkauf (4 min), Netto (9 min). Die "Freizeitsportanlage Südpark" und das Schwimmbad "Kombibad Spandau Süd" sind ebenfalls in wenigen Gehminuten zu erreichen.

Registration is possible. Additional monthly rental costs of EUR 480 (including operating costs) are added for electricity (currently approximately EUR 25; own contract is required) and, if necessary, the Internet and the broadcasting fee of EUR 18.36 per month. Visits are possible at short notice. Interested parties (m/w/d) should provide their identity card as well as credit certificates: income proof, Schufa (request now) statement, rental debt certificate from the previous landlord.

Attention: We prefer a person with short hair, as in the past there has been several tube blockages in the shower through long hair of the residents. Because of the limited space situation, please do not bring your own furniture. Please no pets and only non-smoking! Please only individual persons, no couples! Please only written inquiries and no calls!

Behördliche Anmeldung ist möglich. Zu den monatlichen Mietkosten von 480 Euro (inklusive Betriebskosten) kommen noch weitere monatliche Kosten hinzu für Strom (derzeit ca. 25 Euro; eigener Vertragsabschluss erforderlich) und gegebenenfalls Internet sowie der Rundfunkbeitrag von monatlich 18,36 Euro. Besichtigungen sind kurzfristig möglich. Interessenten (m/w/d) sollten bitte ihren Personalausweis bereithalten sowie als Bonitätsnachweise: Einkommensnachweis, Schufa-Auskunft, Mietschuldenfreiheitsbescheinigung vom vorigen Vermieter.

Achtung: Wir bevorzugen eine Person mit kurzen Haaren, da es in der Vergangenheit mehrfach zu Rohrverstopfungen in der Dusche durch lange Haare der Bewohnerinnen gekommen ist. Wegen der begrenzten Platzsituation bitte möglichst keine eigenen Möbel mitbringen. Bitte keine Haustiere und nur Nichtraucher! Bitte nur einzelne Personen, keine Paare!
