It is an *ideal student flat*.
I've been living in this apartment over two years, it had served me well during my studies and now I'm in the search for its next tenant.
It is a nice 1-room apartment in a well-maintained apartment block with excellent transport connections.
The flat consists of a living room, a small kitchen with sink, cooker (ceramic hob) with oven and fridge, storage room with shelves, shower room and hallway. Hallway and living room with red carpet (newly laid in 2020) and central heating. A lift and a free parking space for cars are available.
The flat is furnished and equipped with the necessary household utensils such as a hoover, pots and pans, crockery, etc. The flat is currently very practically furnished with a bunk bed. However, this can also be exchanged with the single bed stored in the cellar.
The communal laundry room in the basement is equipped with a washing machine and tumble dryer (coin-operated).
The flat can be occupied between 15 February and 1 March 2025 (or by arrangement).
The location is very practical:
There is a direct connection to public transport (walk to the bus stop 1-3 minutes).
It is 7 minutes to the university by bus or about 10-15 minutes by bike.
The main railway station can be reached in 12 minutes, the theatre in 7 minutes by bus.
Shopping and sports facilities are also just a few minutes away.
It is also not far to the Kemnader See recreational area.
Nebenkosten includes warm water and heating but does not include electricity and internet.
The monthly consumption is around 33€ for the electricity.
There's currently an ongoing internet contract with Vodafone that needs to be taken over the by the next tenant which is a *must*. Currently I'm paying 47.98€ including the router for GigaZuhause 100.
There are some furniture that belongs to me such as the TV, monitor, footstool and curtains etc. which are not included in the furnishing. I'd be happy to leave them if we can strike a deal on the price.
