Die Wohnung befindet sich im Hochparterre, sodass lediglich vier Stufen zu überwinden sind. Da es sich um eine Zwischenmiete handelt, bleiben alle Möbel in der Wohnung sowie ein Teil meiner persönlichen Gegenstände. Eine Waschmaschine ist vorhanden, jedoch leider kein Geschirrspüler – man gewöhnt sich aber schnell daran. Die Küche ist zwar kompakt, bietet jedoch alles, was man zum Kochen benötigt, inklusive eines separaten Backofens mit Airfry-Funktion. Im Wohnzimmer gibt es eine gemütliche Couch mit Schlaffunktion, die ideal für Gäste ist, sowie einen höhenverstellbaren Schreibtisch, der sich perfekt für flexibles Arbeiten oder Studieren eignet.

The apartment is located on the raised ground floor, so there are only four steps to climb. Since it's a sublet, all the furniture will remain in the apartment, along with some of my personal belongings. There's a washing machine available, though unfortunately no dishwasher – but you get used to that quickly. The kitchen is compact but has everything you need for cooking, including a separate oven with an air fry function. The living room features a comfortable sofa bed, perfect for guests, as well as a height-adjustable desk, ideal for flexible working or studying.

Die Wohnung liegt nur 5 Gehminuten von der Karl-Franzens-Universität entfernt, und zur Technischen Universität Graz gelangt man in etwa 10-15 Minuten mit dem Fahrrad. Direkt vor der Haustür befindet sich eine super Busverbindung, die schnell zum Hauptbahnhof führt. Auch die Nahversorgung ist optimal: Spar und Billa sind in weniger als 5 Gehminuten zu erreichen.
Die Wohnung ist zum ruhigen Innenhof hin ausgerichtet, was für eine angenehme und entspannte Atmosphäre sorgt. Dank der nördlichen Ausrichtung und der Lage im Hochparterre bleibt es im Sommer angenehm kühl, während die Wohnung im Winter durch die Heizkörper wohlig warm gehalten werden kann.

The apartment is just a 5-minute walk from the University of Graz, and it takes about 10-15 minutes by bike to reach the TU Graz. Right outside the front door, there’s a good bus connection to the main train station. Daily conveniences are also close by, with Spar and Billa supermarkets less than a 5-minute walk away.
The apartment faces a quiet courtyard, providing a peaceful and relaxed atmosphere. Thanks to its north-facing orientation and location on the raised ground floor, it stays pleasantly cool in the summer, while the radiators keep it comfortably warm in the winter.

Ich suche ab Anfang 2025 bis etwa Mitte des Jahres eine*n Zwischenmieter*in, da ich ein Auslandssemester absolvieren werde. Bezüglich meiner persönlichen Gegenstände können wir gerne gemeinsam eine Lösung finden – leider kann ich nicht allzu viel mitnehmen, und ein Kellerabteil steht mir nicht zur Verfügung. Ich bin jedoch zuversichtlich, dass wir eine passende Regelung finden, die für uns beide funktioniert.
Da Graz eine fahrradfreundliche Stadt ist, könnte ich dir auch mein Fahrrad zur Verfügung stellen, falls Bedarf besteht.

I’m looking for a subletter from the beginning of 2025 until around mid-year, as I will be studying abroad. We can discuss my personal belongings when the time comes; unfortunately, I can’t take much with me, and I don’t have a storage room available. However, I’m confident that we can find a solution that works well for both of us.
Since Graz is a bike-friendly city, I could also offer you my bicycle if you need it.
