Gemütliches kleines Studio in der Leipziger "Upper Westside" für eine Person - cute furnished attic studio for one person - flexible stay from 4 weeks to 4 months

Die Georg-Schumann-Straße - liebevoll "Schumi" genannt - wurde in den letzten Jahren aufgewertet, ist aber trotzdem immer noch etwas rau. Die Straßenbahn hält 200m entfernt am Möckernschen Markt. In 15 min. bist du am Hauptbahnhof und in der Innenstadt, in 18 min. an der Uni. Mit dem Fahrrad dauert es etwa genauso lang, es gibt mehrere schöne Routen in die Innenstadt. Die S-Bahnhöfe Leipzig-Möckern (S1) und Leipzig-Slevogtstraße (S3) liegen in Laufweite. Unten im Haus befindet sich die Kneipe "Peters Pub". Das Studio ist nicht für lärmempfindliche Personen geeignet. Man hört die Straßenbahn und das Verkehrsrauschen. Ansonsten ist das Haus typisch für Leipziger Altbauten hellhörig und das historische Treppenhaus knarzt liebevoll. Der Flughafen und die Logistik- und Industriestandorte im Leipziger Norden sind schnell zu erreichen, auch mit dem Fahrrad. Ein Auto braucht man hier nicht. Hohes Erholungspotenzial durch Nähe zum Auensee-Park, die Luppe und zu den Auenwäldern. Die Weiße Elster ist nur drei Minuten zu Fuß entfernt und ein großartiges Stadt-Natur-Erlebnis, vor allem mit Schlauchboot. Schräg gegenüber befindet sich der ehemalige historische Straßenbahnhof Möckern. Für Musikfans liegen der Anker und das Haus Auensee in Laufweite.

The S-Bahn stations Leipzig-Möckern (S1) and Leipzig-Slevogtstraße (S3) are within walking distance. Downstairs in the house is the pub "Peters Pub" .The studio is not suitable for people sensitive to noise. You can hear the tram and the rush of traffic. Otherwise, the house is noisy, typical of Leipzig's old buildings, and the historic staircase creaks. The airport and the logistics and industrial locations in the north of Leipzig can be reached quickly, even by bike. You don't need a car here. High recreational potential due to proximity to the Auensee Park, the Luppe river and the floodplain forests. The White Elster river is just a three-minute walk away and a great experience if you have a rubber dinghy. Diagonally opposite is the former historic Möckern tram depot. For music fans, the Anker and Haus Auensee are within walking distance.

Das Studio ist gemütlich und liebevoll möbliert. In der Nebenkostenpauschale ist alles enthalten (inkl. Strom und Internet, bei normalem Verbrauch, max. 150 GB pro Monat). Nichtraucher-Wohnung, also bitte keine Raucher. Das Studio ist nur für eine Person geeignet. Keine Haustiere. Handtücher und Bettwäsche sind vorhanden, du musst also fast nichts mitbringen. Flexibler Einzug und Auszug zu deinen Wunschterminen. Die angegebene Miete bezieht sich auf einen vollen Kalendermonat. Für angebrochene Kalendermonate berechnen wir 25 Euro pro Tag inkl. Nebenkostenpauschale. Die Küche hat einen Kühlschrank und eine Spüle und ist mit einer Kaffeekaspelmaschine, einem Wasserkocher und einer mobilen Herdplatte ausgestattet, es gibt jedoch weder Herd, Backofen noch Mikrowelle. Auf der Schumi gibt es viele Imbisse und einfache Gastronomie. Ein sehr empfehlenswertes Restaurant, das "Fachwerk" ist einen kleinen Spaziergang entfernt. Eine Waschmaschine ist ebenfalls nicht vorhanden, dafür gibt es mehrere Waschsalons auf der Schumi.
Falls das Studio nicht sauber und ordentlich zurückgegeben wird, berechnen wir 50 Euro für die Endreinigung. Bei Bedarf kannst du einen Briefkastenschlüssel und eine Vermieterbescheinigung für deine Wohnsitz-Anmeldung in Leipzig bekommen. Wenn du Interesse am DG-Studio hast machen wir einen kleinen Mietvertrag, mit deiner Unterschrift ist dein Aufenthalt verbindlich. Hinweis zur Mietpreisbremse: Das DG-Studio ist möbliert und wird auf Zeit vermietet. Das Dachgeschoss wurde gemäß § 556f BGB nach 2014 ausgebaut.

ENGLISH: The studio is cozy and lovingly furnished. Everything is included in the additional costs flat rate (incl. electricity and internet, assuming normal consumption). Non-smoking apartment, so no smokers please. The studio is only suitable for one person. No pets. Towels and bed linen are provided, so you hardly have to bring anything with you. Flexible move-in and move-out on your desired dates.
The stated rent refers to a full calendar month. For partial calendar months we charge 25 euros per day including additional costs. The kitchen has a refrigerator and a sink and is equipped with a coffee maker, a kettle and a mobile stove, but there is no stove, oven or microwave. There are snack bars and some simple restaurants on the Schumi. A highly recommended restaurant, the "Fachwerk" is a short walk away. There is also no washing machine, but there are several launderettes on the Schumi. If the studio is not returned clean and tidy, we will charge 50 euros for the final cleaning. If necessary, you can get a mailbox key and a landlord's certificate for your residence registration in Leipzig. If you are interested in the DG studio, we will draw up a small rental agreement, with your signature your stay is binding. Note on the rent cap: The DG studio is furnished and is rented for a limited period of time. The attic was expanded after 2014 in accordance with Section 556f of the German Civil Code (BGB).
