Zwar sind weder Waschmaschine noch Trockner in der Wohnung vorhanden, jedoch befindet sich ein Waschsalon in der Nähe.

The apartment is fully furnished and located on the ground floor of a residential building. There are no complaints about noise or dirt here. A major advantage of this room is that it has no direct neighbours. The apartment is fully equipped and includes a bed, a couch, a desk, a kitchenette, and a bathroom. Although neither a washing machine nor a dryer is available in the apartment, there is a laundromat nearby.
Die Wohnung liegt nur 3 Gehminuten von der U-Bahn-Station Prinzregentenplatz entfernt und ist in etwa 8 Minuten zu Fuß vom Max-Weber-Platz erreichbar. Zusätzlich ist sie über den Leuchtenbergring und den Ostbahnhof hervorragend angebunden.
Mit dem Fahrrad oder zu Fuß erreicht man in wenigen Minuten die Isar sowie zahlreiche Einkaufsmöglichkeiten wie DM, Alnatura, Rossmann, Tankstellen und Sparkassen. Für spontane Besorgungen gibt es zudem einen Kiosk direkt um die Ecke.

The apartment is just a 3-minute walk from the Prinzregentenplatz U-Bahn station and about an 8-minute walk from Max-Weber-Platz. Additionally, it is well-connected via Leuchtenbergring and Ostbahnhof.
By bike or on foot, you can reach the Isar River and various shopping options such as DM, Alnatura, Rossmann, gas stations, and Sparkasse banks within a few minutes. For last-minute needs, there is also a kiosk just around the corner.
Da ich für 1-2 Monate verreise, steht die Wohnung bis Anfang März zur Verfügung (nach Absprache auch länger). Das genaue Auszugsdatum kann nach Absprache flexibel angepasst werden. Der frühestmögliche Einzugstermin ist der 15.01.2025.
Je schneller sich jemand für die Wohnung findet, desto besser. Sie eignet sich ideal für Kurzzeitmieter, wie zum Beispiel für Berufstätige auf Zeit, Praktikanten oder Personen, die vorübergehend eine Unterkunft suchen.

As I will be traveling for 1–2 months, the apartment is available until early March (possibility to extend). The exact move-out date can be adjusted flexibly by arrangement. The earliest move-in date is January 15, 2025.
The sooner the apartment is rented, the better. It is ideal for short-term tenants, such as professionals on temporary assignments, interns, or anyone looking for a temporary place to stay.
