1.5-Room Apartment at Hohenzollernplatz zum Unterrent

I rent my 1.5-room apartment at Hohenzollernplatz as I change professionally.

Important information in advance:
• The pictures come from the time before my move. The apartment is only rented with a sofa (see last picture).
• The sub-rental contract contains a cancellation obligation up to 30.04.2026, i.e. the rental ratio is inconsistent for one year from both sides.
• After that, the notice period is 3 months. An extension of the lease is possible after a joint agreement.
• The subletter is available.
• The apartment transfer can take place on 30.04.

The sofa + Ottomane (with storage space) should be replaced for 70 €.

Location:

The apartment is located in the Hochparterre with orientation to the Hohenzollernplatz. Due to the increased location, no access to pedestrians is possible.

Public transport:
• Bus lines: 53 & 59
• Tram lines: 27 & 12
• Metro: U2
→ Optimum connection in all directions

Shops & near supply:
• Pharmacy – 2 minutes walk
• Net – 2 minutes walk
• Rewe & Lidl – 5-10 minutes walk
• Müller – 5-10 minutes walk
• The Hohenzollernstraße also offers a wide range of shopping facilities.

Equipment:
• Kitchen with stove, oven, refrigerator & small dishwasher
• Bathroom with washing machine connection (currently I use a washing machine from BlueMovement for 10 €/month – the contract can be accepted if required)
• Bicycle cellar & courtyard for use
• Small cellar compartment

To you:
• If you are not yet in an indefinite employment relationship, it would be important to me that your parents are listed in the sub-rental contract as an employer.
• The apartment is intended exclusively for use as an individual.

Ich vermiete mein 1,5-Zimmer-Apartment am Hohenzollernplatz, da ich mich beruflich verändere.

Wichtige Informationen vorab:
• Die Bilder stammen aus der Zeit vor meinem Einzug. Die Wohnung wird lediglich mit einem Sofa vermietet (siehe letztes Bild).
• Der Untermietvertrag beinhaltet einen Kündigungsverzicht bis zum 30.04.2026, d. h. das Mietverhältnis ist für ein Jahr von beiden Seiten unkündbar.
• Danach beträgt die Kündigungsfrist 3 Monate. Eine Verlängerung des Mietverhältnisses ist nach gemeinsamer Absprache möglich.
• Die Untervermietungserlaubnis liegt vor.
• Die Wohnungsübergabe kann am 30.04 stattfinden.

Das Sofa + Ottomane (mit Stauraum) müsste für 70 € abgelöst werden.

Lage:

Die Wohnung liegt im Hochparterre mit Ausrichtung zum Hohenzollernplatz. Durch die erhöhte Lage ist kein Einblick von Fußgängern möglich.

Zu dir:
• Falls du noch nicht in einem unbefristeten Arbeitsverhältnis stehst, wäre es mir wichtig, dass deine Eltern als Bürgen im Untermietvertrag aufgeführt werden.
• Die Wohnung ist ausschließlich zur Eigennutzung als Einzelperson gedacht.
