Hinweis zunächst: Die Wohnung wird nur an Einzelpersonen vermietet.
Da ich ab Mitte Juli bis Ende Mai 2024 (Verlängerung möglich) in ein Auslandsjahr gehe, vermiete ich meine wunderschöne und heißgeliebte Wohnung in der Bonner Altstadt unter.
Die Wohnung:
Die Wohnung liegt im Dachgeschoss (3.OG) eines sanierten Altbaus in der Bonner Altstadt. Sie verfügt über einen kleinen Eingangsbereich, der in eine große Wohnküche mit Fenstern zu zwei Seiten führt. Die Küche ist erst drei Jahre alt und ist mit Spülmaschine und Kühlschrank ausgestattet. An den Raum grenzt ein kleines, aber modernes Bad mit Dusche, Toilette und Waschbecken an. Das andere Zimmer ist in zwei Etagen aufgeteilt. Unten ist Platz für Schreibtisch, Schränke, Sofa etc. Die Hochetage erreicht man durch eine Treppe (keine Leiter). Sie ist groß genug, um darauf zu gehen und bietet Platz für ein großes Bett sowie weitere Möbel wie eine Kommode. Hier ist außerdem ein Dachfenster eingebaut. Zudem besitzt die Wohnung einen Balkon, auf dem Platz für einen Tisch für vier Personen ist. Im Keller des Hauses gibt es ein eigenes geräumiges und trockenes Kellerabteil und einen Waschtrockner. Im Hinterhof können Fahrräder abgestellt werden.
Ich würde die Wohnung möbliert vermieten und könnte bereitstellen ein Bett (1,40m) mit Nachttisch, eine große Kommode, Wandregale, ein Schlafsofa mit Lattenrost für zwei Personen, zwei Korbsessel, einen Ikea-Pax-Schrank mit drei Modulen inklusive Spiegeltür, zwei Bücherregale, einen großen Schreibtisch mit Stuhl, Garderobe, Waschtrockner, sowie natürlich einen Esstisch mit Stühlen. Auch die Küche ist eingerichtet mit unter anderem einem Smoothiemixer, Milchaufschäumer, Mikrowelle sowie vielen Koch- und Backutensilien. Außerdem könnte ich auch meine Pflanzen in der Wohnung lassen.
Die Wohnung wurde vor drei Jahren neu saniert. Im Haus selbst wohnt eine junge Hausgemeinschaft, die aus Studierenden und jungen Berufstätigen besteht.

As I will leave for a year abroad from mid-July 2023 until the end of May 2024 (extension possible), I am subletting my beautiful and well-loved apartment in the Altstadt (old part of the city) of Bonn.
The apartment:
The apartment is located under the roof (3rd floor) of a modernized antique building in the Bonn Altstadt. It has a small entrance area that leads into a large kitchen-dining room with windows on two sides. The kitchen is only three years old and comes equipped with a dishwasher and refrigerator. Adjacent to the room is a small but modern bathroom with shower, toilet, and sink. The second room is divided into two floors. Downstairs provides space for a desk, wardrobes, sofa, etc. The high floor can be accessed by stairs (no ladder). It is large enough to walk on and has room for a large bed as well as other furniture like a dresser. A skylight is installed here as well. In addition, the apartment has a balcony, offering space for a table suitable for four people. The basement of the house features its own spacious and dry cellar compartment and a washer-dryer. Bicycles can be parked in the backyard.
I offer the apartment furnished and could provide a bed (1.40m) with bedside table, a large chest of drawers, wall shelves, a sofa bed with slatted frame for two people, two wicker armchairs, an Ikea Pax wardrobe with three modules including a mirror door, two bookshelves, a large desk with chair, wardrobe, washer-dryer, and of course a dining table with chairs. The kitchen is equipped with, among other things, a smoothie blender, milk foamer, microwave, and plenty of cooking and baking utensils. In addition, I could leave my plants in the apartment as well.
The apartment was newly renovated three years ago. The house itself is home to a young house community consisting of students and young professionals.
Lage:
Die Lage könnte besser nicht sein: Die Bonner Altstadt gehört zu den schönsten Vierteln Bonns. Die Wohnung liegt direkt in der Seitenstraße zur Breiten Straße – die Kirschblüte im Frühling ist direkt vor der Haustür. Die Innenstadt ist in 5min erreicht, der Rhein in 10min. Ein Rewe befindet sich zwei Straßen weiter und der Aldi nochmal zwei Straßen weiter (8min Fußweg). Am Stadthaus und Bertha-von-Suttner-Platz fahren sämtliche Straßenbahn- und Buslinien nach Köln, Bad Godesberg, Beuel und Siegburg ab und auch der HBF ist in 10min erreicht. Zum Juridicum sind es 5min mit dem Fahrrad und 20min zu Fuß. Der Campus Poppelsdorf ist mit dem Rad in 10min erreichbar. Anwohnerparken könnte beantragt werden.
Die Wohnung selbst ist wunderschön ruhig zum Hinterhof gelegen. Gelegentlich sind Kirchenglocken zu hören. Trotz der Lage im Dachgeschoss wird es im Sommer nicht zu heiß. Die Wohnung liegt gegen Nordosten und heizt sich daher nicht stark auf. Der Balkon hat bis mittags Sonne, sodass die heiße Mittagssonne kein Problem darstellt. Durch das Dachfenster ist querlüften zudem möglich. Da die Fenster sehr modern sind, sind auch im Winter die Heizkosten sehr gering – allein diesen Winter musste die Heizung nur an wenigen Tagen angeworfen werden.
Location:
The location could not be better: Bonn's Altstadt is one of the most beautiful neighborhoods in Bonn. The apartment is located directly in the side street to the Breite Straße - the cherry blossom in spring can be found directly on the doorstep. The city center is reached by foot in 5min, the Rhine in 10min. A Rewe supermarket is two streets away and an Aldi supermarket another two streets further (8min walk). All streetcar and bus lines to Cologne, Bad Godesberg, Beuel and Siegburg leave at the Stadthaus (4min walk) and Bertha-von-Suttner-Platz (6min walk), and the main train station is also only 10 minutes away. The Juridicum can be reached in 5min by bike and 20min by foot. The campus Poppelsdorf is accessible by bike in 10min. Residents parking can be applied for.
The apartment is located in a beautiful quiet area facing the backyard. Occasionally church bells can be heard. Despite the location under the roof, the apartment does not heat up too much in the summer. As it faces northeast, it does not get too hot. The balcony has sun until noon, making the hot midday sun no problem. Through the skylight cross-ventilation is possible. As the windows are very modern, the heating costs remain very low even in winter – taken this winter alone, the heating only had to be turned on a for a very few days.
Sonstiges & Flexibilität:
Ich werde auf jeden Fall von Mitte Juli 2023 bis Ende Mai 2024 in den USA sein. Mir ist es daher wichtig, über diesen Zeitraum einen oder eine zuverlässige:n Mieter:in zu haben. Ich bin flexibel, was die Situation gegen Ende des Mietzeitraums angeht. Sollte zum Beispiel gewünscht sein, bis Ende einer Klausurenphase Anfang August in der Wohnung zu bleiben, werden wir bestimmt eine Lösung finden. Auch der Einzug/Mietbeginn könnte in den Zeitraum Mitte Juli bis Anfang August gesetzt werden. Da die Wohnung lange untervermietet wird, kann ich auch verstehen, wenn eigenes Inventar mit in die Wohnung gebracht werden möchte. Ich könnte also durchaus Möbelstücke woanders lagern, sollte dies gewünscht sein.
Über die Mietdauer würde der Kontakt in erster Linie nicht über mich (ich werde aber auf jeden Fall verfügbar sein), sondern den sehr netten und zuverlässigen Eigentümer gehen.
Hinweis zu den Fotos: Die aktuelle Einrichtung weicht in einzelnen Möbelstücken von den Bildern ab, aber der Stil bleibt gleich.
Organization & Flexibility:
I will definitely stay in the US from mid July 2023 to end of May 2024. Thus, it is essential to me to have a reliable tenant over this period. I have flexibility as to the situation towards the end of the rental period. Should, for instance, it be desired to stay in the apartment until the end of an exam period at the beginning of August, we will certainly find a solution. Also, the move-in/rent start date could be placed in the mid-July to early August timeframe. Since the apartment will be sublet for a long time, I can also understand wanting to bring your own inventory into the apartment. Therefore, I could certainly store pieces of furniture elsewhere, should this be wished.
Throughout the rental period, contact would primarily not involve me (though I will definitely be available), but rather the very nice and reliable owner.
